Previously, Robert worked with in Chicago. Robert has earned a reputation as a social media leader in real estate. Robert is a member of the REALTORS of Broward, Palm Beaches, and St. For a decade, he rode the SMART Ride from Miami to Key West to benefit statewide HIV related agencies. For my homeowners and my Real Eatate Peeps.

I’m not a fan of in-house listings. That’s where your agent keeps the listing off the MLS and only introduces it to their own sellers. Or shares it in a “Private Off Market” or “Pocket Listing” database.

What they say is that they are preserving market time. And exposing the property to the best and most qualified people. The people who truly are most interested in that property.

I think they’re disingenuous. And I have an example.

My mom is selling. She listed with the well known Realtor in her condo community. It’s a company I know and love that has its own in-house exposure period. And a private listing network.

During that period, a well qualified buyer, and a client of the Realtor, stepped up and wrote an offer. Rejected as too low. They wrote another offer at what could be considered a good price. Based on the Realtor’s recommendation, the family signed it.

They backed out after renovation plans got more comprehensive than they bargained for.

Property hits the MLS and is fully exposed to the market Mom gets 7 offers. Accepts an offer for list price, cash, and big deposit.

No. Off market / pre exposure / private listing agreements are not a benefit to sellers. Remember who you owe your duty to.
