1️⃣ Location, Location, Location! 📍: Sounds cliché but Set your sights on a spot that syncs with your business, target audience, neighborhood demographics, and budget. Look out for potential city or county tax incentives for newcomers too.
2️⃣ Common Area Maintenance (CAM) 🧰: Those common spaces aren’t just for Instagram pics. They also come with maintenance bills. So, know what’s covered, what’s not. Additionally, when it comes to CAM, aligning space upkeep with the fees requested is crucial. The state of maintenance reflects the property management.
3️⃣ Parking 🚗: A smooth parking experience for your customers is a must. Make sure there’s ample space to accommodate the hustle and bustle.
4️⃣ Signage: Your First Impression 📢: Your sign is your brand’s voice. What does the current signage look like? Is it uniformed throughout the space? How much does it cost? You will need to account for the cost of signage in most cases and you may have to go through the city for permitting, your contractor should be handling this. If there is a marquee be sure to ask if your business will have a space in the signage closest to the road.
