Even in a strong market, there are always pockets of opportunity – and right now in South Florida, they’re becoming more defined. The first is in understanding the gap between newer and older product.

Newer homes and condominiums – particularly those that align with how buyers want to live today – continue to see strong demand. That includes modern construction, well-executed amenities and properties that are ready to be enjoyed immediately.

Older inventory, particularly in the condominium space, is moving more slowly. In some cases, that creates opportunities for buyers who are willing to take a longer-term view and navigate the complexities that come with those properties.

We’re also seeing opportunity in emerging areas.

• How many units are planned and what will the lifestyle/feel of the building be?
• What are the estimated HOA fees and what do they include?
• What amenities are truly unique versus standard?
