When you're looking at a new development, the building isn't the only thing you're buying into. You're buying into the team behind it.

The developer, the architect, the engineer, the builder, and the sales team you'll be working with from reservation to closing. Each one plays a role in whether that project actually delivers what it promises.

Then look at their track record. What have they built before, and how did it turn out for the people who bought in early. And ask how construction is being financed. A great design means nothing if the money isn't there to finish it.

Get this part right, and everything else falls into place. Next week, we dive into unbranded vs. branded.

Not in a rush, not in a big city, but somewhere the pace finally slowed down enough to notice it.
Love must be in the air, because I keep getting asked where to go for something romantic in the Dominican Republic. My answer is always the same. It’s not only about the resort, it’s about giving yourselves the space to reconnect.

You’ve decided South Florida is home. Now comes the real question, new development or resale?

📍Before we get into either one, let’s talk location, because it drives almost every other decision you’ll make.

As a seasoned real estate advisor and new development specialist, this is where I start with every client. I break locations into three categories: A,B,C

A, 🌊waterfront or the most desirable pockets. Highest price point, but the strongest long term value.

B, 🌇non ocean but still prime. Close to the water, close to everything, without the premium.

C, 🏘️everything else. Still solid inventory, but this is where you need to know the market well to spot the right opportunity.

Once you know which category fits your goals and your budget, choosing between new construction and resale gets a lot easier.

🗓️Next week, we start walking through what actually separates new development from resale, and which one might be the better fit for you.
