Progress is moving quickly at Building C of the South Florida Distribution Center in Pembroke Pines, and last week our development team visited the site to review the details of construction delivery. Mike Browdy, President of Hernandez Construction, guided a tour for Navish Chawla, our CIO, and other team members, highlighting the precision and speed driving this Class A industrial project.

Spanning 281,145 square feet, Building C is part of a 754,722-square-foot, three-building logistics park, strategically located less than four miles from I-75 and just half a mile from the State Route 27 shipping corridor. Designed with 36-foot clear heights, 57 dock-high doors, and modern logistics features, it is being built to meet the high demands of South Florida’s growing distribution market.

Imagine a structure the size of 6 football fields rising in under 30 days.

On one of our projects, the Hernandez Construction & Development team poured footings, tilted over 106 panels, and completed the deck in less than a month.
That's the power of tilt wall construction when executed with precision and expertise - a method we consistently leverage for Class A industrial projects in Florida.

Beyond its impressive speed and cost-effectiveness, tilt wall construction offers significant sustainability advantages. Tilt wall panels often incorporate recycled steel reinforcement and aggregates, reducing material waste. They are designed for flexibility, allowing straightforward expansion, retrofitting, or the addition of new openings such as windows and doors. During renovation or demolition, panels can be crushed and repurposed as subbase material for sidewalks, parking areas, or roads, keeping resources in use and out of landfills.

Breaking New Ground in Opa-Locka!

We are excited to announce the closing of a $17.6 million construction loan and the official groundbreaking of our new Class A self-storage facility in Opa-Locka, Miami MSA.

Reaching this milestone took persistence and teamwork. Our development team successfully navigated a complex entitlement and permitting process to bring this high-quality project to life. This project is anticipated to be completed by June 2026.

The four-story, 149,889-square-foot facility will feature:
• 1,146 climate-controlled units
• 109,600 net rentable square feet
• 59 parking spaces plus another 25 spaces for RV parking
• Management by CubeSmart, a leading national self-storage REIT

Located at a prominent signalized intersection along 27th Avenue and State Road 9, the site offers excellent visibility and access to a rapidly densifying residential corridor. The Opa-Locka area has seen an uptick in housing development in recent years, often with smaller units, which has increased demand for self-storage options among residents and small businesses alike.

Financing was provided by Andover Properties, with Cushman & Wakefield's Jeff Dybas serving as the exclusive broker on the transaction.

With over 23 years of industry experience, Hernandez Development is a national leader in the ground-up development of Class A self-storage facilities in high-barrier-to-entry markets.

Construction is being led by Hernandez Construction, the in-house general contracting arm of the firm, with nearly 17 million square feet of industrial and commercial space built across Florida.

Historic Win for Florida Businesses: Commercial Lease Tax ELIMINATED!

Florida is finally eliminating its unique commercial lease tax effective October 1, 2025 - marking the end of an era that began in 1969.

The Journey to Zero:
▲ 2018: Started at 6% (matching state sales tax)
▲ Multiple reductions over 6 years
▲ June 2024: Dropped to 2%
▲ October 2025: ELIMINATED entirely

This makes Florida the LAST state to abandon this business burden. Until now, Florida was the only state in the nation to impose a statewide sales tax on commercial leases - a significant competitive disadvantage that other states regularly used against us in business recruitment.

How We Compare:
While Florida eliminates this tax, some major cities still impose similar burdens:
• New York City: 3.9% Commercial Rent Tax (Manhattan)
• San Francisco: 3.5% Commercial Sales Tax
• Phoenix metro: 2.4-2.9% across various cities
• Hawaii: 4.166% general excise tax on commercial rent

What This Means:
• Immediate cost savings for ALL Florida businesses leasing space
• Enhanced competitiveness in business attraction/retention
• Elimination of administrative "sludge" that complicated operations
• More capital available for growth and job creation

Despite rate reductions, this tax generated $2.64 billion in 2024 - showing Florida's economic strength. Now that revenue stays in business pockets instead.

On a 33‑acre development, Hernandez Construction & Development successfully constructed a 671,000 SF, three-building Class A industrial warehouse by integrating sophisticated methane gas protection systems. Subsurface methane, common in sites with buried organic material, can pose serious hazards. Cutting-edge methane barrier membranes act as impermeable seals beneath slabs

Our team also installed Geo‑Vent venting networks and protective sand layers to safely redirect gas away from the buildings. Combined with deep dynamic compaction and reinforced foundations, this system ensures a dry, safe, and stable environment for tenants
