✨JUST SOLD✨I had the pleasure of representing the Buyer on this investment property portfolio acquisition in Miramar, FL. (4) townhomes, (3) 3 Bed 2.5 Bath + Garages and (1) 2 Bed 2.5 Bath + Garage.

I was able to negotiate $125,000 off the purchase price. In addition to the discount, I was able to get the buyer another $3,000 credit along with a FREE interior remodeling job which consisted of converting an “office” into a legitimate bedroom ($4,500 Value). The Seller also filled the one vacant unit with an annual tenant and transferred 3 months of deposits to the Buyer. I was very firm with the Seller under our additional terms regarding all 4 units being fully occupied at closing. My client wanted a fully turnkey portfolio so that’s exactly what I delivered. This package sale generates $11,600/month or $139,200/Annually.

After strategically running comps, all 4 appraisals came back much higher than our contract prices per unit. Day 1 of ownership, my client gained over $200,000 in equity on this transaction.

One week before closing, FEMA decided to blanket a huge area of Miramar that has not been in a flood zone for the past 25 years. The association did not have flood insurance on their master policy since they never needed it before. We NEEDED it to close. My trusted lender and I were able to negotiate with the association and get all board members to sign off on adding flood insurance. This seemed almost impossible to get done since most associations won’t even send an email back in time. 4 short extensions later, this deal made it to the closing table.

It matters who you choose to represent you! Most agents wouldn’t even come close to securing this type of deal for their client let alone getting it to the closing table.

✨JUST SOLD✨ I had the pleasure of representing the Seller on this investment property disposition in Fort Lauderdale. Newer 2021 Construction, Unit Mix: Both 3/2’s, 1400SF each unit & 100% occupied. I sold this asset to my client 2 years ago. He was able to cashflow, have the tenants cover his loan payments and all expenses for this property along with turning a profit each month. During the 730 days of ownership, this building went up in value and the Seller made over a $50,000 profit on the appreciation after closing costs.

This deal presented many challenges as the Buyer switched lenders the day before closing after receiving a denial letter due to the Buyer’s agent not staying on top of critical date timelines for his client. I responded very quickly, negotiated with the buying party to switch to a lender that is in the top 1% of the country that I knew for a fact could get this deal done. We executed an extension for 5 days and this trusted lender got the CTC.

After strategically running comps and pricing the home, I was able to get the seller under contract within 3 hours of being on the market and secure a $16,000 over ask price contract. The appraisal came back just under list price and after re-negotiations I got the buyer to pay over appraised value for this home. While other properties have been sitting on the market in this area, I was able to unload this asset very quickly with strategic planning, allowing us to get top dollar for the seller when most homes in this market were utilizing price decreases. It was a bittersweet day for the seller considering she has lived in this home for over 50 years. She was extremely pleased with my services and already referred more business.
