Today I learned that last year, within Broward County ALONE, 37,000 people traded in their New York State driver's licenses for a Florida license. That's a staggering number! It also helps explain why our market probably won't be going down much anytime soon...

Not every closing feels good to an agent. I just sold a teardown for a gentleman who racked up more than $100k in city fines after his ex-wife prevented him from knocking the house down years ago. He netted much less than he should have from the sale of what was once his childhood home.

I asked him about the idea of suing his ex, since she was part of the cause of these fines. He said he understood where I was coming from, but that that wouldn't help his kids. I really feel for this guy.

This job isn't all sales. Realtors also play psychologist and counselor at times. It can be exhausting (though I'm not really complaining - it's all in a day's work).

Do you know anyone looking for new construction in Victoria Park? This home may not look like much now, but it will soon be gorgeous. It'll have 4 bedrooms plus a den, 4 bathrooms, and a pool. It's on the east side of Victoria Park, less than 2 miles to the beach. Floor plans are available upon request.

The current price of $2,000,000 is right in line with the neighborhood - a new home two doors down, same size, sold for $1.8 M more than a year ago. The city of Fort Lauderdale allows AirBnBs without any type of licensing for properties of under 4 units. Rates of $800+ per night are certainly feasible.
