The waterfront market in South Florida is changing.

In the past, January through early April was usually the strongest window for waterfront sellers. Once the snowbirds and second-home buyers left, activity would typically slow down.

But that pattern has shifted.

Buyers are staying longer, shopping later, and we’re still seeing strong activity on waterfront listings into May, June, and even July.

For sellers, that means the window may be wider than it used to be. For buyers, it means competition is still very real even later in the season.

Before you spend money on a renovation, make sure it actually makes sense.

The best way to know if an upgrade is worth it is to look at similar homes in your area that already had that renovation done and see what they sold for. That gives you a better idea of the after-repair value and whether the project may help build equity.
