🏡 Florida Property Tax Changes Could Be Coming — Here’s What Amendment 3 Would Do

Florida Realtors has officially launched its “Vote Yes on 3” campaign in support of Amendment 3, a proposed constitutional amendment focused on property tax relief. (Florida Realtors)

If approved by voters this November, Amendment 3 would:

✅ Increase the homestead exemption for non-school property taxes to $150,000 in 2027 and $250,000 in 2028, with inflation adjustments beginning in 2029.

✅ Lower the annual assessment increase cap on non-homestead properties from 10% to 5%. This includes properties such as rentals, second homes and commercial real estate.

✅ Allow counties, municipalities and certain special districts to provide additional property tax relief under specified conditions.

✅ Leave school property taxes unchanged — the expanded homestead exemption would apply only to non-school taxes.

Florida Realtors says the measure could provide homeowners with meaningful property tax relief while also creating more predictability for investors, rental-property owners and businesses.

📅 Amendment 3 will appear on Florida’s November 3, 2026 general election ballot and will need at least 60% voter approval to pass.

With housing affordability continuing to be a major issue throughout Florida, this is an amendment property owners should take the time to understand before heading to the polls.

🏡 Florida’s economy continues to create new opportunities — and that can be good news for housing demand.

When we think of Florida’s economy, tourism and hospitality often come to mind, but our state continues to diversify.

Manufacturing employment in Florida has grown substantially over the past several years, with more than 430,000 jobs statewide as of July. Even more notable, manufacturing wages averaged over $86,000 annually in 2025 — about 18% higher than the average wage across all Florida industries. (Florida Realtors)

And South Florida is very much part of that story. Broward County accounts for more than 30,000 manufacturing jobs, while Miami-Dade leads the state with approximately 45,600. (Florida Realtors)

Why does this matter for real estate?

More quality jobs can mean more people relocating, putting down roots and looking for homes near where they work. As Florida continues attracting businesses, expanding industries and building a more diverse economy, that creates another important layer of long-term housing demand.

🏡 Sometimes a real estate transaction is about much more than selling a house — it’s about getting someone where they truly want to be.

My seller had one big goal: sell her Florida home quickly so she could move back home to Massachusetts and purchase her next home there.

Sounds simple enough… except there were a LOT of moving parts. 😅

Timing the sale here with the purchase up North, coordinating across two states, navigating a few bumps along the way, and making sure everything stayed on track took plenty of communication, problem-solving, and teamwork.

Thankfully, I was able to work closely with a fellow Lamacchia Realty agent in Massachusetts, and together we kept both sides moving toward the same finish line.
