I love working with first-time buyers. It’s easily the most rewarding part of what I do because it represents the true American Dream, and in today’s world, it’s no small feat.

We spent countless weekends touring properties, and the moment we walked into this one, I knew it was “the one”. They knew it too, but of course, there was already an offer on the table (just look at that view).

I told them not to be discouraged, this is where I step in. And I’m excited to say we were able to secure the home.

Now we’re set to close next week, and I couldn’t be more grateful they trusted me through the process. It’s all going to come full circle when I hand them the keys.

Here’s where it gets interesting: the developer argues they should be allowed to match the height of nearby buildings—including the Margaritaville resort, which sits on city-owned land and is actually slightly taller than the proposed tower. But the city of Hollywood disagrees, saying that rule doesn’t apply here—and that the new bill is irrelevant because this project is on private land.

The market across Broward County — including Fort Lauderdale, Pompano Beach, and Lauderdale-by-the-Sea — is starting the year more balanced compared to the frenzy of 2021–2024.

Inventory is up, homes are taking a little longer to sell, and price growth has moderated. We’re no longer seeing bidding wars on every listing — but we’re also not seeing a downturn. Coastal pockets are holding strong while buyers finally have more negotiating power.

In short: the market is leveling out, not cooling off. Smart pricing and strategy matter more than ever in 2026. 📍✨

Fort Lauderdale continued to lead with strong demand, especially for well-located homes, while longer days on market created room for negotiation. Pompano Beach saw softer pricing and increased buyer leverage as inventory grew, and Lauderdale-by-the-Sea experienced a quieter month with fewer sales, offering rare opportunities in this boutique coastal market.

Overall, the market is thoughtful, selective, and setting the stage for a strategic start to 2026 🌴🏡✨
