Most people think starting an Airbnb is all about finding the right property… I thought the same thing.

But if I could go back to when I first started, these are the things I’d tell myself 👇

✨ Don’t just buy the house—buy the EXPERIENCE
The properties that win aren’t just nice inside… they give people a reason to book.

Backyards, pools, outdoor seating, games, vibe… that’s what drives bookings (and higher nightly rates).

💸 Your numbers on paper are NOT your real numbers
What you see on Zillow or a quick deal analysis isn’t the full story.

You have to factor in vacancy, seasonality, maintenance, supplies, and the unexpected.

This is where most people get it wrong.

⚙️ It’s not passive… but it IS scalable
At the beginning, you’re in it—guest messages, cleaners, issues.

But if you build the right systems early, this can absolutely turn into a real, scalable business.

I don’t just sell Airbnbs… I run them.

And these are the things that actually make or break your success.

I get this question ALL the time 👇

“How much should I budget for a short term rental in South Florida?”

Here’s my rule of thumb based on what actually performs:

💡 It’s all about the bedroom count → purchase price ratio

✔️ 3 bedroom pool homes → under $700K
✔️ 4 bedroom pool homes → under $850K

Once you go above that, your numbers start getting tighter unless the property is REALLY special.

And here’s where most people miss it…

✨ The deal isn’t just the house — it’s the EXPERIENCE
The more amenities, the better the bookings.

Think:
🏊‍♀️ Pool (non-negotiable in SoFlo)
🔥 Fire pit / outdoor lounge
🎯 Games, putting green, or something unique
🌴 Space to ADD value in the backyard

If there’s no room to elevate the experience… you’re limiting your income potential from day one.

Most people see the highlight reel of short-term rentals.

Beautiful homes.
Pool photos.
Five-star reviews.

What they don’t see is the day-to-day work that goes into making those properties run smoothly.

A typical day for me might include checking booking calendars, coordinating cleaners, organizing maintenance tasks, restocking supplies, visiting properties before guest check-ins, responding to guest messages, and making sure every home is ready to deliver a great experience.

Short-term rentals can be an incredible investment — but they are also an active hospitality business that requires systems, attention to detail, and constant oversight.

This is exactly why many owners choose to partner with a professional manager.

There’s a difference between a Realtor who sells Airbnbs… and one who actually runs them.

I don’t just analyze short-term rental properties from an MLS sheet.

I own them. I operate them. I manage them.

I’ve been a real estate investor since 2010 and launched my first Airbnb in 2019. I’ve dealt with South Florida insurance spikes, flood zones, pool heater breakdowns, seasonality shifts, guest issues, revenue optimization, and everything in between.

So when I walk into a property in Palm Beach County, I’m not just thinking about how it looks.

I’m thinking about:

➡️ Will this layout perform?
➡️ Does this area allow short-term rentals?
➡️ How will insurance impact monthly cash flow?
➡️ Will this compete during snowbird season?
➡️ What does the real ROI look like after expenses?

Not everyone should buy an Airbnb. And that’s the truth no one talks about.

If you:

❌ Need guaranteed income every single month
❌ Don’t have cash reserves
❌ Hate managing people, cleaners, or vendors
❌ Don’t want to learn local regulations
❌ Think Airbnb = passive from day one

It might not be the right move for you.

Short-term rentals can be incredibly profitable in South Florida… but only when you treat them like a business.

Most people budget for the down payment…
but forget about the setup.

Furnishing an Airbnb isn’t just buying a couch and a bed. It’s mattresses, hotel-quality linens, lighting, rugs, décor, outdoor seating, dining space, TVs, kitchenware, and everything in between.

On average, a well-done full home setup in South Florida often lands somewhere in the $30,000–$50,000 range depending on size and design level.

And it doesn’t have to be ultra luxury — but it does need to be finished properly.

The last thing I want to see is someone close on a property and then realize they don’t have enough left to set it up in a way that actually performs.

Design impacts bookings.
Bookings impact revenue.
