Here is how July feels on the ground in Broward County.

Prices eased a bit while the market kept filling up. Single family prices down about 1 percent and condo prices down about 3 percent. Days to contract jumped more than 40 percent in both segments. Inventory rose 26 to 31 percent. Months of supply climbed to 6 months for houses and 12 months for condos, which is a clear tilt toward buyers.

What that means:
โ€ข Buyers have time and leverage. Sellers are netting about 95 percent of original list on houses and about 91 percent on condos, so there is real room to negotiate.
โ€ข Sellers need sharp pricing, standout presentation, and patience. Expect longer market times. Consider credits or a rate buydown to reach financed buyers.
โ€ข Investors can shop selectively, especially in the condo stack where supply is deep and cash activity ticked up.
