📊 February market data is in for Broward County and Miami-Dade — and while both markets are shifting, they’re not moving the same way.
▪️ In Miami-Dade, homes are taking longer to sell, with days on market continuing to rise.
Single-family prices are adjusting, while condo values remain strong.
▫️In Broward, inventory has tightened slightly, but prices are still trending upward across both single-family homes and condos. At the same time, properties are also taking longer to secure a buyer.
📉 Across both counties, most properties are still closing below their original list price — with an average list-to-sale ratio of 91%.
What does that mean?
🎯 We’re in a market that rewards precision.
The difference between a smooth sale and multiple price reductions often comes down to pricing, timing, and positioning from day one.
If you’re considering buying or selling this year, your strategy should be tailored to your specific market, building, and property type — not just overall headlines.
Let’s approach it intentionally.
