Real estate headlines rarely tell the whole story. The numbers do. 📊
Fort Lauderdale’s 33314 market is currently sitting at 6.3 months of inventory, putting it in balanced-market territory. But what caught my attention is what’s happening underneath that number:

Sold prices reached $632,500, while average days on market dropped to 54 days.

That combination is a good reminder that more inventory doesn’t automatically mean weaker demand. It can mean buyers have more choices, while well-positioned properties are still attracting attention and getting sold.

For sellers, pricing and presentation matter more than ever.
For buyers, increased inventory can create opportunities that simply weren’t available in a tighter market.

And for real estate professionals, this is why I believe hyperlocal data matters. There is no single “South Florida market.” Conditions can change significantly from one ZIP code—or even one neighborhood—to the next.

The question isn’t just, “How’s the market?”
It’s “How’s the market for the property, price point, and neighborhood that matter to you?”
