You of course want to build up your credit and work on your debt-to-income ratio. The better the ratio, the more you can get approved for.

You want to pay credit card bills on time, take smaller loans with the intention of paying them back quickly to build up credit, and make sure there are absolutely no delinquent bills.

1) Thinking prequalification is the same as getting pre-approved.

The last thing you want is to find your dream home, want to put an offer, and lose out because of logistics. Getting prequalified is just an estimate of how much you can get approved for, not an actual approval.

2) That you need to put 20% down.

Mortgage lenders may say to put 20% down, but on average, prospective homeowners have put far less down! Reach out if you have any questions about this process.

3) It's a seller's market so you shouldn't buy a home

Lenders will look at your credit history, income-to-debt margins, employment history, income, assets, and credit score.

2) Understanding prequalification is not pre-approval

We are going to go over this in more detail this week, but they are not the same! A prequalification is an ESTIMATE while a pre-approval is an actual okay from the lender for you to be approved for a loan.

3) Work with the right lender

How long will it remain a seller's market?

There aren't many signs for property values going down, in fact there are signs they will continue to go up! In the last year alone, homeowners on average have seen their home improve in value significantly.

Interest rates and other factors ARE expected to change however. Mortgage rates are predicted to increase, and eventually buyers who were qualified for your home today may not be eligible a few months from now.
