Jokes aside- if you’re already signed under a buyer agency agreement or exclusive agreement with another Realtor, I’m not allowed to step in and work with you in the same capacity while that agreement is still active.

That agreement creates a LEGAL agency relationship between you and that agent/brokerage. Out of respect for that contract, and to protect everyone involved, I can’t interfere with or advise you in a way that would conflict with your current representation. 😘

I’ve seen buyers get all the way to the finish line only to find out… they can’t do what they planned on the property. And that’s a heartbreak we’re not signing up for.

1. “I’ll get preapproved after we find the house.”
→ That’s like going to test drive a car with no license.. 😅
Solution: Let’s connect you with solid local lenders first so you know your numbers, your comfort zone, and can write a strong offer the second you find “the one.”
2. “We’re just gonna sleep on it”
→ Totally fair… but in this market, you might wake up to “under contract.”
Solution: I give you the data + strategy upfront so you can make a confident decision without rushing—or missing out.
3. Inspection report: 87 pages
→ The scariest novel you’ll ever read.
Solution: I have great working relationships with inspectors and contracting professionals to break it down into “actual issues vs. normal home stuff” so you don’t walk from a solid house over minor things.
4. “Zillow said…”
→ Zillow also said my Zestimate is a personality trait.
Solution: I use real comps, local knowledge, and negotiation strategy—not guesswork.
5. Appraisal came in $30k under
→ Cue dramatic music. Bombombom.
Solution: This is where experience matters—renegotiation, comps, or creative solutions can still keep your deal alive.
