Back to school! (Almost)

If your goal is to be moved in and settled before the kids go back to school, now is not the time to “start thinking about it.”

Now is the time to get the ball rolling.

Between getting pre-approved, touring homes, writing offers, inspections, appraisal, repairs, underwriting, closing, packing, moving, and figuring out where the lunchboxes disappeared to… buying a home is not usually a weekend project.

Starting now gives you breathing room, better decision-making power, and a much better chance of being in your new home before school routines kick back in.

So if “new house before the new school year” is on your mind, let’s start the conversation now — before August sneaks up like it always does.

Open houses aren’t dead.

An open house isn’t just unlocking the door and hoping for the best. It’s exposure, feedback, buyer traffic, and a chance for people to actually feel the home beyond the photos.

For sellers, it can create buzz and give real-time feedback on price, layout, updates, and first impressions.

For buyers, it’s a low-pressure way to walk through, ask questions, and figure out what actually feels like home.

And for me? It’s one more way I get in the room, hear what people are saying, and help connect the right people with the right property.

So come be nosey with purpose. You might find your next home… or at least learn something useful while you’re there.

First, you’ll start with two. Because you know, they have to have a friend.

Thenn you’ll *think* about getting a billy.. so you find one accidentally on fb market place- go to pick him up and get a *really good deal* on an unrelated nanny.

Thennn the Billy will do his job, and all three girls end up having twins.

You will have a concerning amount of pics of your goat utters and progression pics in your phone. And learn so much.

At this point you will have earned your phd in fence reinforcement.

You’ll face the option of having to expand the living quarters, or sell some kids. So you do all that.

Thennnnn next thing you know you’ll have charts and graphs with goat info, tracking cycles, will have spent 48 million hours reading all things goats, 13 goats deep, $4million dollars on feeding, bedding, and vetting, and waking up every 4 hours to bottle feed the one who’s mom needs to be paying you child support. 🫣🤷‍♀️

Good morning neighbors!

Inherited property can feel like a blessing and a full-time problem at the same time.

If you’ve inherited a home, land, or family property in Caldwell County or the surrounding areas and you’re not sure what to do next, you’re not alone.

Some people want to keep it in the family. Some people need to sell it. Some people have no idea what it’s worth, what it needs, or where to even start.

Here’s a simple breakdown:

✨Keeping the property may make sense if:

You have an emotional attachment to it and want to preserve it for family.

The property is paid off or affordable to maintain.

You may want to live there, rent it out, or use the land later.

The area is growing and the property may continue gaining value.

✨Keeping the property may be difficult if:

There are repairs, taxes, insurance, utilities, or maintenance costs piling up.

Multiple heirs disagree on what to do with it.

The home needs major work before it can be used or rented.

You live out of town and can’t manage it easily.

✨Selling the property may make sense if:

You don’t want the responsibility of repairs, upkeep, or taxes.

The property needs more work than you want to take on.

The heirs would rather divide the money than manage the property together.

You want a clean break and a clear plan forward.

✨Selling may not be the right move if:

You’re making the decision too quickly while emotions are high.

Jokes aside- if you’re already signed under a buyer agency agreement or exclusive agreement with another Realtor, I’m not allowed to step in and work with you in the same capacity while that agreement is still active.
