A little late in posting these numbers this month; however, there are a few interesting trends - we are still in a sellers market with under 3 months of inventory, but slowly creeping up to a more balanced market with the increase in days on market - which indicates slower demand. Slightly more new listings than closed or pending sales - which should keep inventories stable with a slow creep into the balanced market as we move to the spring in our local area. Median and average prices moving pretty much as expected in the area and should continue at that pace or higher as rates start to decline in the new year. If you are interested in buying or selling your home in 2025, reach out and I can provide more specific information for what would be expected for your home in the current market.
