You’re thinking about buying in 2025, make sure to do this as soon as you move in:

1️⃣ Put new batteries in smoke & CO2 detectors

👉 Quick and easy way to give yourself some peace of mind!

2️⃣ Set up an automated monthly transfer into a high yield savings account for annual expenses

👉 It’s best to save incrementally for things like maintenance costs so they don’t sneak up on you. Estimate 1% of purchase price in maintenance costs. For a $500,000 home that’s $5000 a year or $416/mo on maintenance

👉 As for property taxes, estimate paying 0.5% to 2.5% of purchase price. On that same $500,000 home, taxes could range from $2,500 - $12,500 annually. Reach out to your agent for help estimating taxes for your property.

3️⃣ Request bi-weekly mortgage payments.

👉 This will pay down your loan faster and save you tens of thousands on interest over the lifetime of your loan.

4️⃣ Set an annual reminder to shop homeowner’s insurance rates.

👉 Typically home insurance renews automatically but you should receive a renewal notice 30-60 days in advance.

5️⃣ Ask the sellers for a log of recent maintenance or repairs performed & the ages of major systems

👉 This will help you anticipate when repairs or updates will be needed down the line!

Hot take: It doesn’t matter what you get reapproved for…

It matters what you’re comfortable spending on housing each month \*for the next 5-10 years\*

Let’s do some math to find your number:

1️⃣ Look at recent paychecks and see what income you’re bringing home after taxes each month (combine with a partner if applicable)

2️⃣ Next look at your fixed expenses (things you have to pay no matter what -student loans, utility bills, car payments & insurance). Subtract this number from the previous slide

3️⃣ Next, look at your variable spending (this looks like grocery shopping, subscriptions, eating out). A good place to look is your credit card bill for these expenses. Subtract this number.

4️⃣ Now here’s something that’s easy to overlook: What expenses do you foresee having \*AFTER\* you buy the home? This could look like having a family, childcare costs, saving for retirement, taking vacations. This is the money you’d like to have on hand after you’ve purchased your home. Subtract this number.

5️⃣ NOW! You’re left with the starting place for how much you should spend on your monthly mortgage.
