Calling all entrepreneurs, hustlers, and small biz owners! 💪🏼

So you started your own biz and things are finally growing steadily. Your business has been your baby and it's starting to take off (cue proud mom tears). And now you can't help but notice For Sale signs throughout your town and you actually get excited thinking about furniture and appliances.

GASP. Could you be ready for homeownership?

If you can own a biz, you can own a home, BUT there are a few things you have to understand, first!

Most mortgage lenders require at least two years of being self-employed (and steadily!) before qualifying you for a home loan.

There are exceptions, like if you were in a similar line of work before or if you had a year of formal training, but for the most part, a solid two years is a non negotiable.

So what's the secret?

Start preparing WAY sooner than you think. Keep track of every penny spent and earned and have a professional handle your taxes so that you have proper and accurate documentation when it comes time to apply for a loan.

In addition to work history, your lender will look at your:

➕ Credit score
➕ Credit history
➕ Debt (debt-to-income ratio)
➕ Savings & Assets (down payment and closing costs)

So paying down debt and/or growing your savings is a great way to pass the (two year) time! Plus, keep grinding and increasing your income as you learn and continue to better your offerings (sky's the limit when you call the shots!)

But what if it's just a side gig or a passion project? Lucky for you, if you can qualify based on W-2 income and personal savings, then your lender can just ignore the self-employment income altogether! 🙌🏼

Being your own boss is an amazing accomplishment, but a lot of biz owners feel defeated when applying for a home loan. Avoid that same feeling of defeat by educating and preparing yourself now so that future (CEO) you can buy a house with confidence!

Over here, resisting the urge to donate everything and buy all new home decor 😅

We don't know about you, but every January, our Home Goals Math doesn't add up. You know what we're talking about...you take 1 fresh new year + 1 cozy season and subtract 1,000 pieces of holiday decor and you're left with a house that feels empty and stale.

We're no mathematician, but we don't think a shopping spree is the best answer. We think what you need to do is (re)establish your home goals.

Are you saving up for a new place? Are you putting what you want on hold until life's circumstances fall into place? Are you in a home you love but you know it hasn't reached its full potential?

Whatever your situation, take some time to reassess and establish your home goal for the new year. BONUS TIP: write it down. Experts agree you're 42% more likely to achieve your goals just by writing them down. 🤯

Good questions to ask yourself to help you establish your goals:

➕ Do you currently own your home or hope to own soon?
➕ Where do you see yourself in two years? 5 years? 10?
➕ Does your current living situation support your desired lifestyle? (Is it affordable? Can you entertain? Are you hesitating adding a new baby or dog you desperately want because your home isn't set up for it?)
➕ If you could change one thing about your home, what would it be?

You, your family, and your dreams are worthy of time and energy it takes to evaluate where you're living and if it's still supporting your life like it should. Remember, your home should be the stage where you act out the life you want. It shouldn't be the star of the show...you are the star and your home should allow you to shine bright ✨

Guess what? Selling in a shifting market is totally doable in 2023!

If you’re thinking about selling your home soon, you're probably reading all about the cooling housing market and wondering if you'll actually be able to get top dollar for your home.

Even though demand has cooled since its pandemic peak, you definitely haven't missed the opportunity for a profitable home sale.

And there's more good news: you don't need complicated strategies for a successful sale.

We're just going to get back to basics and make sure we do the following when we list your home.

1. Make sure your home shows well. Now is not the time to skimp on updates: a deep clean, a fresh coat of paint and attention to curb appeal will go a long way.

2. Price your home right, the first time. In a shifting market, pricing your home correctly can make all of the difference!

3. Be prepared to negotiate. For the first time in many months, buyers have negotiating power. Think about what concessions you're willing to make on closing date, contingencies and even paying some of the buyer's closing costs.

Does this surprise you? 👇

We're often asked if it’s possible to buy a home without closing costs (...aka, the fees associated with buying a home).

And here’s the answer: YES! (...well, sort of).

Typically, closing costs are a percentage of the total value of the property.

A 'No-Closing Cost Mortgage' allows buyers to roll these fees into the principal balance OR charge a higher interest rate on the loan to cover the costs.

So yes, you still have to pay the closing costs, but a 'No-Closing-Costs-Mortgage' doesn’t require you to pay them up front.

🎄 Go green. Wreaths, garland, trees. Bonus points if they're flocked!

🎁 Wrap your gifts early and put them under the tree. It gets everyone in the spirit and they double as decor!

💡 String lights inside, outside, and all around! Light a fire (or a candle). "I want my house to be seen from space!"

🏡 Make it homemade. I'm talking paper snowflakes, gingerbread houses, and pine cone ornaments.

🍪 Add some aromas. Live greenery, candles, potpourri, fresh baked cookies. Just not all at once please.

Hosting for the holidays and want to provide Marie Kondo hospitality?

Or maybe you want to transform your current guest room into more of a retreat in preparation to put your house on the market?

Either way, follow these 5 tips for sprucing up your guest room:

1. Let them set the temp: Provide multiple blanket options so they can be as warm or cool as they like. Also include a fan in the room to accommodate fan sleepers!

2. Add a spot for your guests to put their things. This could be a bench, a drawer, a good spot to keep their suitcase, etc. Just create some room!

3. Leave a snack and some water bottles on the dresser or nightstand. If you're sprucing up to stage, replace bottled water with a beautiful carafe instead.

4. Include little extras: This might be a vase of fresh flowers or greenery, a wreath hung above the bed, an extra lamp on the nightstand for reading and a stack of books to choose from.

5. Give your guest bath a hotel vibe: Get toiletry sized shampoos, conditioners, lotions and maybe even an extra toothbrush or 2.
