Lots, lots, lots. I have several land deals going…there are several reasons a client would be interested in buying land to build a custom home. Most often privacy, no HOA’s (and sometimes no deed restrictions) top the list of clients wanting to build. The opportunity to design exactly what you envision can be exciting. A few things to be aware of when considering a project like this: First, make sure you are familiar with what infrastructure is available (and not) where you plan to build. If public utilities aren’t available, the land has to perc for sewer and have a water table to support a well. If you plan on having gas appliances, a propane tank may be required. Second consideration is what is around the lot. Infill lots have clear parameters so you can see who and what surrounds you. But in more rural areas it can be less clear what progress may bring as your neighbor. Third, financing. Land has many iterations of financing from land only to lot/build loans that help acquire the lot and have capital for the build. Then there is financing that allows draws for the build and rolls into a 30yr conventional upon completion. Finally, find the right builder that you feel understands your vision and meets your needs. Whether it’s a complete custom or tweeking existing plans. You want them to be a great communicator and make sure to tour their previous builds as well. Building can be rewarding, sitting in the home you’ve built is a dream come true. Of course having an agent who understands the process and can guide you through makes it much easier.
