The York County market isn't “bad” — it's just different.

And honestly? I think that's an important distinction.

🏡 Median sale price: $419,939
📈 Prices: +5% year over year
🔑 379 homes sold in August
⏰ Homes are taking longer to sell
📦 Inventory is up
💰 Nearly 1 in 4 listings had a price drop

So what am I seeing on the ground?

Buyers are still buying. But they're taking their time, comparing their options and negotiating when the opportunity is there.

For sellers, the days of putting a home on the market at any price and expecting multiple offers are behind us. Pricing correctly from the beginning, preparing the home well and having a strong marketing strategy matter.

This isn't a bad market.
