Lots of clients calling with flooded basements! ☔️🌧️
Here’s what you should do if you have water inside:
1) call your insurance. While most companies will not cover groundwater, if a certain percentage of your neighbors also have claims that it is deemed a natural disaster and they may likely cover it. 
2) take pictures!
3) clean it up. If you don’t get the water out of there quickly, you can be held liable for additional damages. 
4) many clients that have bought houses in the recent two years will first be asking if they can hold the seller or the home inspector liable for concealing previous flood damage. It is very difficult to prove that someone maliciously concealed the information so you need to contact your realtor for historical info and potentially an attorney to see if this is worthwhile. Most times I have been counseled that it is VERY difficult to prove the owners knew. Also if they did work to stop flooding they may have thought that solved an issue.
5) do NOT fall for slimy waterproofing company sales tactics. Most will try to sell you a an insanely over priced solution that is unnecessary when there are simpler and more cost-effective solutions. Ask a professional!! 🙋♀️
6) breathe deeply and try to find gratitude for first-world problems during this extremely stressful and disappointing time
7) make appropriate repairs so that when you sell you are protected as is everything in your basement until then
