Over the years the Florida Style home has evolved into a unique concept with careful consideration to life style, design, our weather and the environment. Each decade brings new architectural features, new construction standards and innovative plans and designs. Here are some thoughts to consider when buying a Florida Style home.
Florida has grown from a state with homes based primarily on retirement living to one based on a vacation life style, recreation, and homes built for year round use. The Spanish influence is evident in our colors and styling. Enjoy a vacation life style with pools, hot tubs, lake side, beach and golf views and easy care landscaping. There is a style for every decade.
Construction standards have evolved as we have learned to deal with storm threats. Generally speaking, the newer the home, the better the construction. However there are many homes in our area that have stood the test of time. We have progressed with flood elevations, coastal construction lines, wind mitigation standards and other construction concepts unique to Florida. I am not a home inspector but I will do my best to point out those features that make a home desirable and those to run from.
As always price relates to desirability but here are some features and concepts to look for in a Florida home.
* Let the light shine in. You want a home that is bright and airy.
* Tile or metal roof. Both last many years and are very attractive but expensive.
* Air conditioning. Required in Florida but check it out before purchasing. The home inspector can only report so much. I recommend an inspection by a licensed AC professional.
* Big lanai. That is a Hawaiian term for a screened porch or verandah open to the tropical breeze. Very desirable in Florida. The bigger the better.
* Rear exposure. Terrible term but that means which way the home faces from the rear. In Florida you will live in the rear of the home. Eastern exposure gives you the sun rise. Southern exposure gives you sun on the pool and a shady lanai. If you are a sun lover western exposure gives you gorgeous sunsets but it does get hot. Northern exposure is the best for those who love the shade but it can get a bit cool in the winter. This is an important consideration.
* View. Look for a water view, lake view, and golf view or preserve view. Keep in mind view is super important. The price will reflect the view.
* Newer homes are great but don’t overlook the quaint older home with the small kitchen, the dated floor plan but with a great location and view.
