The pre-drywall walkthrough is one of the most important milestones in the build. It’s your only chance to see the framing, electrical, plumbing, and HVAC before everything gets covered up—not to mention making any last-minute changes.

These buyers are purchasing from out of state, so I was their boots on the ground, on-site with the construction manager, Chuck, while they joined us via video call, so they could see every detail in real time.

I always recommend buyers bring in a third-party inspector before the pre-drywall inspection. That same inspector will return for a final inspection ahead of the walkthrough, so nothing gets missed.

If you saw my last post, you know this one wasn't easy to get to. My buyers found a home they loved. The inspection uncovered a few issues, and when the seller declined to make repairs, they made the tough call to walk away. It wasn't easy—but it was the right move at the time.

They took a few months off from actively searching, but kept an eye on that home. Sure enough, it went under contract with another buyer and that deal fell through.

This one feels extra sweet. ✨

My buyers came from New York, starting their Florida home search the way so many out-of-state buyers do with virtual tours and FaceTime walkthroughs. They knew what they wanted, but finding it from 1,200 miles away isn’t easy.
