One of the biggest questions I get from buyers is:

“What happens when city water and sewer come to my neighborhood?”

Here’s the good news: Buying in Northwest Cape Coral can still be a great investment, as long as you understand what to expect.

✔️ Many homes currently use well water and septic systems.
That means you won’t have a monthly city water bill until utilities are installed in your area.

✔️ The City of Cape Coral is continuing its Utilities Extension Project (UEP).
Over time, neighborhoods will be connected to city water, sewer, and irrigation systems. Construction is completed in some phases and not every neighborhood is on the same timeline.

✔️ When your area is scheduled for utilities, homeowners can expect:
• Advance notice from the City
• Construction taking place in the neighborhood over several months
• A required connection from well/septic to city utilities
• An assessment for the utility installation (which may already be paid or partially paid on some properties)

✔️ Before you buy, check the property’s utility status.
