📊 October Pending Home Sales Update — What It Means for You

New numbers are out from the National Association of Realtors®, and here’s the quick breakdown in plain English:

👉 Pending home sales rose 1.9% in October compared to September.
👉 Compared to last year, activity is basically flat (down just 0.4%).

The South — including Florida — remains one of the strongest regions in the country.
✔️ Up 1.4% month-over-month
✔️ Up 2% year-over-year

The Midwest and South are leading the nation thanks to better affordability.
Meanwhile, the more expensive West saw pending sales drop again.

🧠 Realtor Insight:

As we head into the holiday season, days on market typically get longer, which gives buyers more negotiating power from November through February. If you've been waiting for a moment with less competition, this is it.

For sellers, buyers are still active — especially here in Southwest Florida. Proper pricing and presentation will keep your home competitive during the seasonal slowdown.

🏃‍♂️ I Must Be Goofy… Because I’m Doing the Goofy Challenge AGAIN!
(Yes… 39.3 miles in one weekend. Voluntarily. 😄)

Most people know me as your friendly Southwest Florida Realtor… but there’s another side of me:
🌟 the runner
🌟 the walker
🌟 the endurance athlete who somehow thinks back-to-back races are a good idea

This January, I’m taking on the Goofy Challenge at Walt Disney World for the second time—13.1 miles on Saturday followed by 26.2 miles on Sunday. And while the miles are tough, the mission behind them is what truly keeps me moving.

I’m running to support Autism Speaks and to advocate for families and individuals on the autism spectrum. Autism, much like endurance training, is a journey—one that takes patience, perseverance, and a strong support system. Every step I take over those 39.3 miles is dedicated to raising awareness, promoting inclusion, and supporting a community that deserves to be heard and understood.

I’ve officially hit my fundraising goal… but every little bit still helps, and it truly makes a difference. 💙

A lot of renters believe buying a home is years away — but the data tells a different story. Nearly half of all renters think they’ll be ready to buy within 4 years, and credit scoring changes are finally leveling the playing field.

Here’s the insight:
Most renters don’t have a financial problem…
They have an information problem.

When people learn:

✔ How rent payments can now help their credit

📉 FSBOs (For Sale By Owner) Hit an All-Time Low — Here’s Why It Matters

Thinking about selling your home on your own? The latest data shows fewer homeowners are choosing the FSBO route than ever before — and the reasons might surprise you.

According to the National Association of REALTORS®, only 5% of homes were sold “For Sale By Owner” in recent years — the lowest ever recorded. Meanwhile, 91% of sellers used a real estate agent.

So…why are fewer people selling solo?

Because going it alone is tough. Here’s what the research shows:

🏡 FSBO homes sell for less.
The median FSBO sale price was $360,000, compared to $425,000 for homes listed with an agent — an 18% difference.

⚙️ DIY sellers struggle with…
• Pricing their home correctly
• Prepping the home for sale
• Finding enough buyers
• Selling within their desired timeframe

📉 40% of FSBO sellers didn't even market their home — which makes selling even harder.

😫 Stress levels are high.
