The BRRRR method is a great strategy — especially around here. There are so many great opportunities!

R — rehab
R — rent
R — refinance
R — repeat

Let’s break it down…

01 — Buy a property.
Not just any property. A good rule of thumb is the 70% rule.
If you want me to send you a list of potential properties to analyze, comment or DM INVEST.

02 — Rehab the property.
Renovate the property to bring it up to it’s ARV (after-repair value) potential

03 — Rent the property.
Find people to rent out the property to generate income

04 — Refinance the property.
A cash-out refinance allows you to convert your equity to cash. DM me for a trusted lender recommendation who can walk you through this.

05 — Use that cash to repeat the process.

LeeTran's free beach tram on FMB will start back up on November 16!

The tram will run about every 35 minutes, seven days a week, from the FMB Library to Bowditch Point Park. Service begins at 9:30 a.m. daily at the library. The last tram leaves Bowditch Point Park at approximately 10:35 p.m. daily.

I’ve been a for 5+ years, and I’ve got a lot to say about this. SAVE this post to refer back to later. 💾

As always, I’m not here to convince you it’s a good time to . But I am here to provide a different perspective to all of the scary headlines about . It’s really not all that bad.

Did you know that high interest rates MIGHT actually be beneficial to you 🤔

01 -- As I’m sure you’ve read/heard everywhere, the interest rates have helped to slow down the . Why does this matter to you? Less competition. You’re less likely to end up getting outbid and you’re more likely to be able to make contingent offers that actually get accepted.

02 -- I expect prices to go up once go down. Hear me out: When the interest rates go down, there will likely be an influx of in the . As demand goes up, so does price. And it’s likely that will appreciate at a higher rate than your interest rate will decline. In many cases, it’s actually more financially advantageous to buy a at a lower price with a higher interest rate than at a higher price with a slightly lower interest rate.

Determining whether its a good time to buy/sell will need to be a personalized conversation. There’s no one simple answer. And I’d love to set up a time to talk through the various considerations.
