🏡 33 homes in 3 days… I don’t recommend it. 😂

I recently worked with buyers who were determined to find the one. We toured 27 homes in two days… and then 6 more the next day.

Would I normally recommend seeing 33 homes in three days? Definitely not. 😅

But we got it done, and the best part? They found their dream home! ❤️🏡

Their inspection was completed, and now we’re hoping for smooth sailing all the way to closing in September! 🙌

Here’s my advice if you’re starting a home search:

➡️ Have a really thorough conversation with your REALTOR® before you start touring homes about what you want in a home.

➡️ Be honest with yourself about what you don’t want in a home.

➡️ A focused search = a better home-buying experience. Seeing too many homes can make the search confusing and overwhelming.

And sometimes… it still takes 33 houses to find THE house. 😂🏡❤️

🚨 A costly mistake that could increase your flood insurance by THOUSANDS. ⬇️

In the past few months, I’ve had two different clients experience the same frustrating situation. Their mortgage company was responsible for paying their flood insurance through escrow...but the payment was never made.

As a result, their flood insurance policies lapsed.

Unfortunately, both homeowners had affordable, transferable flood insurance policies with annual rate increases that were capped. They both worked hard to have their policies reinstated, but were denied.

Now they’re facing thousands of dollars more each year for new flood insurance coverage.

💡 Here’s how you can protect yourself:

✅ Set a calendar reminder each year to confirm your mortgage company has paid your flood insurance premium before the due date.

✅ Don’t ignore mail from your flood insurance carrier. If you receive a notice that your policy is in danger of lapsing, act immediately.

⏰ In many cases, you may have up to 30 days to reinstate a lapsed policy, but waiting too long could mean losing your grandfathered rates permanently.
