We put in the work to get this one to the table $50K under asking. This was actually the last home we toured and the second one we went under contract on. The first didn’t make it past inspection, way too many issues. After a short break, we jumped back in the market and found this gem.

This one was a ride. 🤘🏾
Extensions, delays, contingencies, last-minute chaos, you name it, we had it. My buyer needed to sell his home to buy this one, and when that buyer’s deal got shaky, so did ours. Meanwhile, demand for this house was insane, and we nearly lost it to backup offers.

But relationships matter. During our walkthrough, my buyers connected with the sellers and that rapport probably saved the deal when things got shaky.

We pushed through every obstacle, and Friday, we closed. Grateful for the trust and the reminder that real estate is as much about relationships as it is about property.

Also, just went under contract on this adorable home in Coral Lakes with a client I randomly met on a plane! We started chatting before takeoff, and the rest is history. You never know where a great connection will lead!

Condos Vs Single Family.
Which would you prefer?

A new law is being enforced this December in response to the Surfside Condominium incident in 2021, and it will impact buildings with 3 stories or more. These buildings will now be required to undergo regular structural inspections, which will determine the amount of reserve funds that must be collected from owners. The days of opting out of funding the reserve are over.

What does this mean?

Once the inspection is complete, the inspector will provide a timeline for replacing structural components, along with the estimated costs. The association will then be required to collect the full amount for repairs or replacements within the timeframe given by the inspector.

If you're considering buying a condo in a 3-story building, be aware of the potential financial impact. Association fees are likely to increase as buildings will need to meet the required reserve funds and pay for the inspections. The days of deferring these expenses to the next owner are gone.

The market has been making a turn over the last couple of months and we are seeing a neutral market. One in which negotiations are possible.
