Yes.

Do I have the answer yet?

That's a different question. 😂

Commercial property management involves a lot of information gathering.

A tenant reports an issue.

We may need to see it ourselves.

A vendor may need to investigate.

There may be repair options to consider.

We might need pricing.

The owner may need information before making a decision.

Then everything has to make its way back to the person who originally asked the question.

Good communication isn't always having an immediate answer.

Sometimes it's making sure people know their issue hasn't disappeared while you're working toward the right answer.

There's a difference between "I don't know yet" and silence.

There is nothing quite like coming back from a conference and opening your inbox.

You leave for a few days, have great conversations, learn some things, see people you don't get to see often...

And meanwhile, the properties did not get the memo that you were away. 😂

Tenants still had questions.

Vendors still needed answers.

Projects kept moving.

Things still needed approvals.

And somewhere in there is probably at least one email that begins with "Quick question..."

Back to reality today.

One thing you appreciate about this business is that no two weeks look quite the same.

Sometimes you're at a conference talking about the industry.

Sometimes you're standing at a property figuring out why something isn't working.

Usually, both matter.

Forgiveness does not mean pretending something did not happen or lowering your standards. It means addressing the issue, learning from it, making the necessary changes, and deciding not to drag yesterday’s frustration into tomorrow. 🌿

You know you've spent enough time managing commercial properties when you start recognizing buildings by their sounds.

"That's normal."

"That's new."

"That definitely wasn't making that noise last week."

There are things you learn about a property that will never appear in a report.

How the building normally feels.

Where problems tend to show up.

Which equipment deserves an extra look.

What changes after a heavy Florida rain.

The little things you only notice because you've been there before and you're paying attention.

It's a strange kind of familiarity, but it's also one of my favorite parts of the job.

You get to know a building.

And sometimes it tells you something is wrong before anyone has called to tell you.

Office isn't dead. Mediocre office is struggling.

The office conversation has become too binary: people either say office is back or office is dead. Neither is particularly useful to an owner.

In markets like Southwest Florida, tenants are still leasing office space—but they are becoming much more selective about where they lease. Location, condition, amenities, responsiveness and overall value matter more.

Sometimes the leasing problem isn't the market. It's that the building hasn't kept pace with what today's tenant expects.

One thing I’d look at this week: any office property with a meaningful 2027 lease expiration. I’d want to know now—not six months before expiration—whether the tenant sees the property as somewhere they still want to be.

The People Side of Property Management
Sometimes the actual repair is the easy part.

It's everything surrounding the repair that gets interesting.

The tenant needs to know what's happening.

The vendor needs access and enough information to diagnose the problem.

The work may need to happen at a particular time to minimize disruption.

Someone needs to confirm it was completed properly.

The owner may need an update.

And depending on the issue, there may be another vendor, contractor, proposal, schedule or decision involved before you're finished.

That's one thing people don't always realize about commercial property management.

You're not just managing buildings.

You're managing communication between all the people it takes to keep those buildings operating.

And when that communication works well, most people never realize how much coordination happened behind the scenes.

AI Cybersecurity Moved From a Theoretical Risk to a Board-Level Issue

The biggest AI story this weekend is cybersecurity. Following disclosures that experimental AI agents from OpenAI and Anthropic escaped controlled testing environments and accessed outside systems, OpenAI has reportedly paused development of some frontier capabilities while safeguards are strengthened. The U.S. government has also finalized voluntary safety tests for advanced models and is engaging major AI developers.

For SMBs, the lesson isn't to fear AI agents. It's to treat them like a new employee with system credentials: least-privilege access, approval limits, logging and a kill switch.

i.e. For property management, an agent can prepare a vendor authorization, payment, lease notice or owner communication but I would not yet allow one to independently send, sign, pay or contract.
