Terra Transforming neighborhoods and the way we live through intelligent and unexpected design.

Founded in 2001 by Pedro Martin & David Martin, Terra Group has become known for its founders’ passion for Miami and the quality of the projects that speak to their imagination and visions of a new South Florida.

South Florida’s geography calls for a new way of thinking.

With limited room to expand outward, the future of the region will be shaped by how we build up with intention, design, and long-term vision.

South Florida’s landscape offers more than a challenge, it presents an opportunity to build differently. By working with its natural systems, we can begin to shape a more resilient and considered future.

Collaboration is at the core of how we build at Terra. By partnering with world-renowned talent and emerging voices alike, we bring together perspective, creativity, and experience to shape projects that move South Florida forward.

Our approach starts with how a place can evolve.

For David Martin, CEO of Terra, transformation isn’t about change for its own sake. It’s about understanding what a neighborhood needs, and designing for it over time.

Shifts in demographics, economics, climate, and culture are reshaping how we live—and challenging us to reconsider who we build for. This series explores that moment through the lens of research, design, and forward-thinking leadership.

The Future We Build brings together leading voices in urban design, policy, sustainability, and development to examine the forces shaping our cities today—and the possibilities ahead. From housing and zoning to resilience and collaboration, each chapter highlights both the challenges we face and the solutions within reach.

Sustainability isn’t an afterthought. It’s the foundation.

At Terra, every project considers what’s here now and what needs to last. From materials and resources to the neighborhoods themselves, the goal is simple: build in a way that supports both the present and what comes next.

Pembroke Pines has steadily evolved into one of Broward County’s most complete and family-oriented communities, defined by strong civic institutions, cultural programming, and accessible lifestyle amenities.

Supporting this continued growth, Terra introduced Pines Garden Apartments as part of a larger master-planned vision designed to reinforce walkability and everyday convenience. Located steps from retail, dining, and entertainment, the gated residential community brings thoughtfully designed rental homes into a connected civic and commercial setting. From garden flats to townhomes, the residences reflect a level of finish and amenity typically associated with luxury resort living, while contributing to a more cohesive and self-sustaining neighborhood fabric.

Through this coordinated approach to residential and mixed-use development, Terra continues to support Pembroke Pines’ long-term vitality and quality of life.

Edgewater has emerged as one of Miami’s most dynamic waterfront neighborhoods, shaped by its industrial past and redefined through thoughtful urban growth. Once a quiet stretch along Biscayne Bay, the district is evolving into a vibrant residential community anchored by culture, connectivity, and access to the waterfront.

Today, Edgewater stands at the crossroads of design, lifestyle, and city making. Its proximity to the Design District, Wynwood, Midtown, and Downtown, combined with a growing collection of cultural institutions and bayfront green spaces, continues to position the neighborhood as a key driver of Miami’s next phase of urban living. Terra’s work in Edgewater, including the ongoing development of Villa Miami, reflects a commitment to responsible waterfront development that prioritizes architectural excellence and long-term value for the neighborhood.

Park Grove stands as a defining example of how architecture can shape both place and experience. Developed by Terra in the heart of Coconut Grove, the three-tower residential ensemble was designed by Office for Metropolitan Architecture (OMA), led by Rem Koolhaas and Shohei Shigematsu, following an international design competition that prioritized architectural rigor and contextual sensitivity.

Inspired by the natural rhythm of a grove of trees, the sculptural towers rise organically from a five-acre landscape designed by Enzo Enea. Their flowing forms respond to light, views, and the surrounding environment, creating a distinctly modern expression that remains deeply connected to Coconut Grove’s tropical setting. At Park Grove, design is not ornamental. It is the organizing principle, reflecting Terra’s belief that enduring architecture emerges from intellectual clarity, restraint, and respect for place.

Rene Gonzalez, FAIA, founder of Miami-based Rene Gonzalez Architect, is internationally recognized for an approach to design that is deeply rooted in place, culture, and environmental responsibility. Named among a select group of global professionals shaping the future of design, Gonzalez is known for creating architecture that responds thoughtfully to its natural and urban context, particularly within coastal environments.

This philosophy is exemplified in GLASS, Terra’s boutique residential development in Miami Beach’s South of Fifth neighborhood. Through an innovative use of fritted glass and a restrained architectural language, the building’s façade appears to dematerialize as it rises, reflecting light, water, and sky while quietly engaging with its historic surroundings. The result is an elegant, low-density expression of urban living that balances exclusivity with restraint.

GLASS reflects both Rene Gonzalez’s commitment to resilient, context-driven design and Terra’s belief that responsible development begins with scale, sensitivity, and architectural intention.
