Buying your first home down here is exciting, but there are a few things I want you to understand before you fall in love with a property:

1. Get pre-approved first. Knowing your real budget protects you and makes your offer stronger in a competitive market.
2. Budget beyond the price tag. In SWFL, factor in property taxes, HOA or condo fees, and insurance (flood and wind coverage matter here).
3. Understand flood zones. Two homes on the same street can have very different requirements. Always check before you commit.
4. Think about hurricane readiness. Roof age, impact windows, and elevation all affect cost and peace of mind.
5. Tour at different times. Morning light, evening traffic, and weekend noise tell the real story of a neighborhood.
6. Work with a local who knows the area. The right guidance saves you money, time, and stress.
