If one was to take the amount of money that I've had sellers capitulate after my inspection in as is contracts, and divided by the number of inspections I've done, I am confident I would dominate everyone in the area, at least be in the top 5%. This is due to abject honesty, and care about my job.

I read a very informative article that explains the 50 % rule about rebuilding hurricane damaged homes in excellent detail.
The author reached out to me after watching my interview on NBC 2 which is sure to ruffle some feathers.
I recommend reading it to understand the current difficulties and the intentions of the program that pre-existed the storm.

If your contemplating buying a older home, pay attention to the age of the roof and other potentially expensive systems even before you put an offer on it. There has been a massive increase in the cost of roofs from excessive demand brought about by hurricanes Irma and Michael.
Please bear in mind that Florida is a much harsher climate than much of the US when it comes to system degradation. Do not bank on a shingle roof lasting more than 20 years. A three tab non dimensional shingle will seldom last more than 15 years.
If you know someone about to install a tile roof, please have them call us...the new tile roof systems are failing much quicker than in the past.
If the home you are looking at was built prior to 1975, there is a good chance that there is cast iron drainage.
I strongly recommend researching this and drawing your own conclusions...
Every remediation company that I've spoken to acknowledges that when they do relining it is a temporary fix. Replacing drain lines is a major undertaking.
Replacing plumbing supply lines is pretty straightforward but a bit invasive, but not nearly as much as drainage lines which often involve cutting the slab

Replacement of air conditioners is fairly common due to their limited lifespan...
The biggest mistake people make when replacing air conditioners is to not replace their ductwork as it was often under-sized in the past. Newer systems tend to be more sensitive to excessive back pressure caused by ductwork being too small and will breakdown quicker if not matched to appropriate ductwork. This also decreases total system efficiency. Insist that a magnehelic test be performed after a system (including ductwork) is replaced to verify back pressure is within system design limits.

Homes built prior to 1965 often have poor grounding or no ground wire at all. The ground wire is the most important wire of an entire electrical system. While it is an accepted remediation of ungrounded systems to put a GFCI circuit breaker in the circuit, many know from experience that these GFCI circuit breakers fail regularly-especially in Florida- which would leave the circuit unprotected. Replacement of ungrounded wires is best.
