Your $350,000 House is Actually a $755,434 House

Whether they’re a cash buyer or taking out a mortgage, everyone that buys a home sets a budget. People carefully consider the listing price, interest rates, taxes, insurance, and maintenance costs before making the purchase. One thing people rarely discuss ahead of time is the ACTUAL price tag of the house.

When you see a house listed for $350,000, that’s not the actual cost if you’re taking out a mortgage. Assuming a loan of $350,000 at 30-year fixed rate of 6% interest, your home will cost you an additional $405,434, the total cost of the loan is $755,434, by the time it’s paid off. Compare that $350,000 loan with a 3% rate, and it would lower the actual cost to $531,221. That’s a difference of $224,213 over the 30-year period.

Have these conversations with your lender early in your home search and carefully consider how the rate is going to affect you during the time you own the property. When a lender or agent starts telling you that you can refinance later, realize there is also a cost associated with that.
