📢 Important Real Estate Update: NAR Rule Changes Effective August 17th, 2024 🏡

New nationwide rules have taken effect that may impact you if you're buying or selling a home:

Commissions paid to real estate agents have always been negotiable. This hasn't changed, but it's important to know!

✅ For Buyers:
• You must sign a Buyer-Broker or Showing Agreement 📝 before touring any home listed on the MLS. This agreement outlines how your agent (me!) is paid.

• Without this agreement in place, I cannot show you homes. This applies nationwide.

✅ For Sellers:
• Buyers may ask about the compensation you're offering to their agent before they view your home.

• Offering compensation to the buyer's agent can help make your listing more attractive to buyers. Many have an agent they have been working with and are expecting the sellers to pay them.

🔑 How Sellers Can Compensate the Buyer's Agent:

• Sellers can offer compensation to the buyer’s agent through a
concession, same as covering closing costs.

•A portion of the listing broker’s compensation 💼 can be redirected to the buyer’s agent.

Affordably priced in the lower 300's but you'll notice quality work and features you'd expect in the higher price points. Tile, not vinyl, top tier mechanicals, fixtures and appliances, an under-sink RO and impact windows!
