After 1,500+ transactions, I’ve walked through a lot of homes. And I’ve seen the same mistakes cost sellers tens of thousands at resale.
Here’s what I’d never put in my own home.
Carpet in bathrooms or kitchens. I don’t care how soft it feels. Buyers see it and immediately think water damage, mold, and a renovation project.
Bold wallpaper in main living areas. You love it. The next buyer won’t. And now they’re mentally subtracting removal costs from their offer.
Jetted tubs. Nobody uses them. They’re impossible to keep clean. And buyers see a maintenance headache, not a luxury feature.
Above-ground pools. They kill deals. Buyers see liability, ugly yards, and something they’ll have to pay to remove.
Built-in electronics or speakers. Technology changes too fast. That built-in system from 2018 is already outdated and now it’s a eyesore you can’t easily remove.
Converting the garage. You gained a room. You lost a garage. In most markets, that’s a net negative at resale.
Overly custom paint colors. Lime green accent walls and navy ceilings might be your vibe. But buyers can’t see past it. They just see work.
High-maintenance landscaping. Buyers don’t see your Japanese garden. They see weekend work they don’t want.
Popcorn ceilings. Dated. Hard to remove. Instant “this home needs updating” energy.
Trendy fixtures. That matte black everything or rose gold hardware will look like 2024 called in about 5 years.
Too much built-in furniture. Built-in desks, benches, shelving. It limits how buyers can use the space and makes staging a nightmare.
