Lennar released the following homes in Verdana Village in Estero Florida this week.

The latest group of released properties included 6 homes. They were made available on October 25, 2021. A small number of homes from previous releases are still available.

Two Executive Homes. A Trevi model with 4 beds, 3 baths, 2 car and 2032 st, no pool, priced at $435,300. The other is an Marsala floor plan with 3 beds, 3 baths, den and 2201 sf. It is offered without a pool and is priced at $462,400.

Three Manor Homes. All Summerville II’s, 3/3, den 3 car 2444 sf, no pool. Priced from $517,400 to $527,200. The Summerville’s are one of Lennars most popular floor plan.

One Estate Homes. A Sunset Floor Plan, with a pool, 3/3, den, 3 car, 2650 sf priced at $708,800.

I visited Verdana Village in Estero, Florida yesterday. They've had great initial sales results. Since Lennar started selling 6 weeks ago, they've sold 41 homes. That's not unexpected. They are in a bidding process. Homesites that do not receive a bid are selling quickly. They have altered the process slightly. They are pouring the slab before making the lot available for bid. It reduces the completion time, plus it allows the bidder to see how the home is positioned on the lots. The community will have 2400 homes and phenominal amenities.

Pulte has five models that are nearing completion. They have announced their anticipated sales opening for October 25th.
In addition, Corkscrew Estates is scheduled to start selling on November 8th. It is a small community of 59 homes. The unique feature is lot size. The road is complete. On my drive through yesterday, most lots are .91 acres. The lakes are small. More like ponds. The lots that back up to a preserve offer privacy. The moes range from large (2853 SF) to huge (over 5000 sf). There will not be any amenities or Community Development District fees. Prices start in the 700's.

WCI just released lot 40 in WildBlue. Lot 40 is on the canal/preserve. WildBlue is a phenominal community in Ft Myers Florida. They will be building their Baneberry model pictured below on this lot.
