If you don't think landscaping makes a difference, look at these two recent sales from the same neighborhood. First one is an 1832 3/2/2/pool home built in 1974 sold in 57 days for $255,000 which is $139.19/sq.ft.

2nd set of photos are of a 1240 sq. ft. 2/2/1/pool/spa built in 1972 sold in 5 days (although contracted in 1, we didn't mark pending until earnest money was deposited) for full price $258,900 which is $208.79.

Moral of this story, your home may sell itself but your landscaping and consistent maintenance will get your price.

I was about to post this but it sold before I could get it uploaded.
