Protect Your Listing Before It Hits the Market

This was found under a recently listed home in Southwest Florida.

Improper, DIY-type plumbing repairs using:

• Flexible accordion drain piping
• Hose clamps as makeshift fittings
• Improper drain configuration
• Poor wall penetrations and sealing

These installations are inconsistent with generally accepted plumbing standards and immediately become negotiation points during a buyer’s inspection.

Even if everything appears to function, visible shortcuts raise larger concerns about workmanship elsewhere in the home.

Before you list, recommend a pre-listing inspection to your sellers.

Today’s Manufactured Home Crawlspace Finding

🚨 Structural Support Failure 🚨

During the inspection we observed a displaced concrete pier support system beneath this manufactured home. Several stacked masonry support blocks had shifted and tipped over, compromising the structural support of the home 🙈

In manufactured homes, these pier supports are critical. When they shift or collapse, it can lead to:

• Uneven or sloping floors
• Cracked drywall and trim separation
• Door and window misalignment
• Plumbing strain or separation
• Long-term structural movement

Florida’s soil conditions, moisture, and storm activity can all contribute to movement under these homes over time.

🔎 Crawlspaces matter. What’s underneath the home is just as important as what’s inside it.
