Sure, we look at the gorgeous kitchens and the spacious primary suites, but buying in Southwest Florida requires a specific checklist. When I’m touring a home with clients, my eyes are always scanning for these five crucial details:

1️⃣ The Site Plan (Future Views): That quiet wooded view behind the home? I always check the developer’s master plan to make sure it isn’t slated to become “Phase 3” or a commercial lot next year.

2️⃣ Impact vs. Shutters: Even in new builds, not all windows are created equal. I check if the builder installed impact-rated glass or if you’ll be wrestling with metal panels in the garage during hurricane season.

3️⃣ Standard vs. Upgrades: Model homes are dangerous! I constantly point out exactly which finishes are included in the base price and which ones are costly upgrades, so there is no sticker shock later.

4️⃣ Rear Exposure: Does the backyard face South/West for glorious sunsets and maximum winter sun on the pool? I always have my compass app ready.

5️⃣ Market Analysis: Is the price tag realistic? I pull up comparables - both recent resales and neighboring new builds - to ensure the price per square foot aligns with actual market value so you don’t overpay.
