Today our Treeline team had the pleasure of touring Vivid Shores in Bonita Springs with Hanna Price with Pulte Homes, and this community truly made an impression. From the moment we stepped inside, it was easy to see the level of thought behind these homes - beautifully designed floorplans, bright open living spaces, seamless indoor-outdoor flow, and details that make everyday living feel elevated. These homes genuinely feel like a dream. ๐Ÿ’™

Even the communityโ€™s future entrance feature caught our attention - the beautiful waterfall entry currently being completed, which will create such an elegant welcome and add to that luxury feel the moment you arrive. โœจ๐ŸŒด

The National Association of Realtors just dropped their 2024 generational homebuyer report, and the numbers are genuinely fascinating - especially if you're thinking about buying or selling in Southwest Florida.

Here's the quick breakdown of who's actually buying homes nationwide:

๐Ÿ“Š Younger Boomers (61โ€“70): 27%
๐Ÿ“Š Gen X (46โ€“60): 25%
๐Ÿ“Š Older Millennials (36โ€“45): 15%
๐Ÿ“Š Older Boomers (71โ€“79): 15%
๐Ÿ“Š Younger Millennials (27โ€“35): 11%
๐Ÿ“Š Gen Z (18โ€“26): 4%

And the income picture is just as telling. The overall median household income for buyers in 2024 was $109,000 - but it ranges from $76K for Gen Z all the way up to $133K for Older Millennials.

The SWFL market has long been a destination for Boomer buyers - retirees and pre-retirees trading cold winters for waterfront living and a lower cost of living. The data confirms that this group is still the most active buyer segment nationally. But we're also seeing more Gen X and Older Millennial buyers relocating here for lifestyle, remote work flexibility, and proximity to family.

For sellers, this data is a quiet but powerful reminder: your most likely buyer is over 45, has a household income above $100K, and is making a thoughtful, financially grounded decision. They've done their research. Your listing needs to meet that expectation.
