This is an interesting piece of land... surrounded by thousands of planned units, but sort of on an island with limited access, no real density capability, and no utilities. Prime example of a land bank opp. This site has brighter days ahead - I will provide everyone with an update in exactly 10 years 😆😆

We recently contracted this 10 acres along King's Highway. It is comprised of two pad-ready sites in front of the new ThermoKing location on King's Highway & Research Center Road. Not suprising to have a buyer for this land pretty quickly due to there being very little supply of light industrial land in this size range in Saint Lucie, but also the costs & time it takes to take raw land to this type of pad-ready delivery. Anyone looking for 5-10 acre light industrial sites, contact me as there will be some more of this product available in the next 60 days! I would obviously love to sell this land to our local businesses that are expanding but there is a lot of competition for land of this size, it would cost 2-3X as much in many areas of Broward or Dade County.

Excited to announce finalizing a ground lease deal to 7Brew Coffee on this site in Fort Pierce next to Starbucks that is now under construction!! It was a long term effort as we had worked to purchase an additional adjacent lot for nearly a year to make this a more viable retail site. Ultimately, that lot was unable to be purchased at a reasoanble price so efforts focused on finding a user that could work with the site that we had. As it turns out, 7Brew was a great fit, literally!! This is one of several recent transactions that we have been a part of on the corridor, lots of exciting things happening in this part of the county.
