Congrats to my friend Ryan and his boy Fletcher —Happy Birthday Fletcher!— We had a rollercoaster of search, multiple offer situations and a few homes that were much better on the computer than in person. It was important to me that we not overreach out of impatience or frustration, so we continued to make measured offers that were fair to the market and eventually we found a great home for him to settle into. I visited them the other day and it was so cool to see Fletcher running around enjoying the space being a crazy boy. Love it for you guys Ryan, thanks for trusting me!

If you missed this one, you missed a really cool home! The custom backyard space with the water feature and stone fireplace made it such a unique and relaxing place to end your day (or start it).

We had a great opening weekend and were able to get it under contract in less than two weeks!

But what made this one even more special is these clients are dear friends of mine. When they reached out needing help to make their plans come together so they could sell and build their dream home, I was locked in. Everything had to line up just right, and thankfully in this case it did!

I’m so excited to see their next chapter unfold and incredibly grateful for the trust they placed in me throughout the process!!

Some properties just need the right game plan.

110 Water Tower Road had been on the market previously and didn’t sell. But this place had so much going for it — a rural setting, a really cool layout, and an awesome view.

We made a plan, talked through upgrade and remodel decisions, and the sellers went to work.

All that effort paid off.

Now it’s officially sold, and I couldn’t be happier for them. This one is a great reminder that preparation matters, especially in a rural market where the right buyer has to see the value immediately.

🎉 Sometimes the road to closing a home sale isn’t smooth.

We faced a setback with our initial contract, a large national lender was having issues and not communicating. The seller was incredibly accommodating, but it came to a point that we had to take it back to market, which always creates questions for potential buyers.

The biggest lesson was how important local lending is in a home purchase. Several times I have turned to local friends to help get a deal right. In this case they were able to help us navigate why we were stuck and move on to the next buyer.

Moments like this are reminders that WHO you work with are just as important as what you do!

Glad I could help my people and get them to their next chapter!
