This was the 5th home sale these clients have trusted me with — plus another transaction I was lucky enough to help them through.

At this point, “clients” doesn’t fit.

They’re family. ❤️

I’ve watched their kids grow, loved their pets, watched parents age, life change, careers evolve and now — military retirement. 🇺🇸

And through all those chapters, I’ve had the privilege of being there.

A VA loan assumption. 😳

93 DAYS. 😂

Assumptions can be AMAZING — but patience is not optional.

And after 93 days…

🔑 CLOSED.

From the home's history and recent updates to comparable sales and seller motivation, these details can help you make a more informed decision.

1. Why is the seller moving?
This may give you valuable insight into the seller's motivation.

2. How long has the home been on the market?
A longer time on the market could give you more room to negotiate.

3. Are there any known issues with the property?
Ask about past or current problems, repairs, insurance concerns, and anything that may require attention.

4. What major repairs or updates have been completed?
Knowing the age and condition of the roof, HVAC, plumbing, electrical, and other major systems matters.

5. What are comparable homes selling for?
Understanding recent comparable sales can help you determine whether the asking price makes sense.

6. Are there any other offers or important deadlines?
Knowing the competition and timeline can help you and your agent build the right strategy.

The goal isn't to make the fastest offer. It's to make the smartest one.

Testing, testing! ✈️

The 96th Test Wing will conduct testing on the Eglin Test and Training Complex Sept. 2, requiring temporary closures of Highway 85 and State Road 123 between 9 and 11:30 a.m.

Closures should last no more than 90 minutes at a time, but the roads may close more than once during the testing window.

Backup missions are scheduled for Sept. 9 and 11 during the same time frame.

Plan ahead, allow extra travel time and consider an alternate route if you can.
