Yesterday, one of my favorite title companies recommended me to help locate the heirs of an estate after more than a year of trying to find next of kin.

Within an hour of learning the homeowner's name, I was on the phone with family members in Pennsylvania and New Jersey.

What I wasn't prepared for was having to be the one to tell them that their brother had passed away over a year ago. His sisters had no idea.

They're now planning a trip to Florida to see the TWO properties he left behind and begin the process of handling his estate.

Real estate has taken me down some unexpected paths, but this may be one of the most meaningful. Sometimes helping people isn't about buying or selling a home, it's about finding answers, reconnecting families, and bringing closure to situations that have been unresolved for years.

CLOSED on this Navarre condo Monday 🌊🔑💙

We handled almost this ENTIRE transaction as email penpals, so finally meeting in person after closing felt like I was meeting a long lost friend. Instant hugs, stories, smiles and memories… just good peaceful energy all around.

Years ago, she and her husband visited Navarre Beach and fell in love with the area. They always talked about one day having a place here together, but after losing him in 2019, that dream became a really hard chapter to carry alone. This condo works perfectly as a short term investment property & personal getaway, but even more than that, it has become her way of finally bringing their dream full circle and finding a little peace again at Navarre Beach.

Finding out she was originally from Poland immediately made me think of my own mother from Germany. Hearing her accent, listening to her memories, and seeing the strength it took for her to make such a huge decision by herself will stay with me forever.

Something about the whole moment just felt overwhelmingly special, like her husband and my mom were both smiling down from heaven while she stood with me- finally getting her peaceful little place at the beach that her & her husband visited so many years ago 🌊✨

Sometimes this business is so much more than just contracts and closings, sometimes it’s healing, memories, new friends & new beginnings all wrapped into one moment.

Funny enough, this deal started because I completely misread a Facebook post 😂

Another Realtor was looking for vacant land in Shalimar for their buyers, and I reached out because I knew of a few off market opportunities that *mayyyyyy* be coming available later this year.

After talking more about what their buyers were actually trying to accomplish, we started digging through different options, brainstorming angles, and working connections to see what could actually make sense.

A few days later, we officially landed a property that checked the boxes and went under contract this morning 🏡✨

This is the side of real estate I love most. Not just waiting on something perfect to hit the market, but working relationships, finding opportunities, and helping put deals together that might not have happened otherwise 💚

Off market deals, creative solutions, and power conversations = my favorite kind of real estate. Looking forward to getting this one to the closing table.

Under contract by 8 AM this morning 😮‍🔥 YAY!

Say a prayer, cross your fingers, send the good vibes because we are pushing this one to the finish line 🤞🙏

Off-market. Probate. Investment property. All of my favorite things… but decided to add a lil preforeclosure to the mix this time 😅

Finding the family was the easy part, earning their trust was the real work. They were very hesitant to speak with me & I realized pretty quickly this was an estranged family, and getting the heirs to reconnect has been the biggest hurdle so far.

Most agents might run, but that’s where I lean ALL the way in. Built the trust, got communication flowing, and created a path forward. Secured a solid buyer (with multiple offers on the table), lined up title & a probate attorney ready to jump in, and got all the right pieces in place, within DAYS of first contact.

We’ve still got work to do & now we are racing the bank to the courthouse on this one.

I don’t just “do” real estate 💁‍♀️ I solve the overly complicated problems and structure deals most agents wouldn’t touch.
