✨ SEPTEMBER UPDATE ✨

One of the updates I’m most excited to share is the three vacant lots in Navarre are officially under contract!

I first noticed these “abandoned” lots near my neighborhood and started researching them back in JANUARY. Finding the heirs was a little more difficult than usual because - no exaggeration - Every man in this family has the same name. 😂

After plenty of digging, genealogy research, and connecting the dots, I was lucky enough to locate and make contact with the original owners’ grandchildren, who now live in Texas.

I also secured the buyers for these lots back in January as well, and they have had the patience of actual angels while we navigated probate, paperwork, signatures, explanations, and all the things that come along with a property like this.

There have been a lot of texts, questions, and conversations throughout this year. My main goal has always been to remain a resource for everyone involved, help them understand each step, and keep moving things forward.

Even when the process feels like a slow-roller and the outcome is uncertain, I never apply pressure. I keep the decisions in their hands, answer questions honestly, and remain available as a resource throughout the entire process.

For me, real estate isn’t simply listing a property and finding a buyer.
For me, it usually means researching its history, locating family members, answering a million questions, solving one problem at a time, & sticking with it until all the pieces finally come together. Sometimes it works out, and sometimes it fumbles, but I am here for it all. Learning what works and what works well.

Thursday update ✨

These two lots are way outside of the area I normally work in, over near Tallahassee, but I worked them the same way I work any off-market property opportunity.

I started digging, reaching out to surrounding neighbors, investors, and anyone I came across who might have an interest. Then I started finding local builders in that area and making connections there too.

After a few weeks of conversations, back and forth, and negotiating… this morning we got there.

Both sides are happy, the numbers made sense, and these two off-market lots totaling about 5 acres are officially UNDER CONTRACT.

This IS one of my favorite parts of real estate. I don’t always have to know exactly where the deal is going when I start.

I just start working it, making calls, asking questions, and figuring it out as I go.

Sometimes you just have to go find the opportunity.

After receiving multiple offers throughout the weekend, my sellers decided to move forward and put this beautiful waterfront property under contract!

Our 2-week closing on the 17 Niceville Condos officially hit the deadline this morning at 8 AM!

Seeing how thankful the sellers & buyers were this morning was SO fulfilling. They thanked me so many times for all the effort I put in & kept repeating how they couldn't have done this without me. All I could think about was how grateful I am that they trusted me to get it done.

We had well over 100 phone calls this week alone, nonstop “send me this” emails & plenty of “it is what it is, let’s roll with it” moments. But we never once stumbled. We kept everything moving & made it to the closing table RIGHT 👏 ON 👏 TIME 👏

As a newer Realtor, I still question my capabilities sometimes, but I know that I’m a big-idea person. I see an opportunity, the chance to put a plan together & then start MOVING. Everytime. It doesn’t even matter what I’m working on. The standard in my head is always the same: Good isn’t good enough. Be astounding.

It’s still early in the day, but I’m ready to close out July feeling incredibly grateful & get ready for August: Soccer season, school starting, new goals & new moves. Learning new things. Meeting new people. Double up on success. Triple up on ex*****on.

FRIDAY UPDATE: 2 MORE LOTS UNDER CONTRACT IN HOLT!

I started calling around to the neighboring property owners to see if anyone *might* be interested in these two vacant lots. Both are about an acre each, one has a pond, and they both back up to a little lake.

Yesterday, only ONE person called me back andddddd, unbeknownst to me, turned out to be a big-time investor who lives right here in Fort Walton Beach!

We set up a meeting for this morning, he made an offer on both Holt lots, and before I even made it back to the office, the sellers had accepted. Contracts were signed by noon today!

This is exactly why I keep making the calls. You truly never know who is going to answer or what opportunity might come from it.
One phone call turned into two lots under contract and a great new connection. I’m excited to see what comes next!

I NEVER expected our Leadership Project to grow into what it has or continue so far beyond the program itself. Somehow, the BEST LDP Class of 2025 took one project and turned it into something bigger than any of us could have imagined.

Hope House stays on my heart, and I’m so thankful this project brought together such an incredible group of people. We really did have the BEST class ever, and without a doubt, the BEST project ever.

What we created together went beyond every expectation, and I’m so proud that it’s still continuing.

Seven…TEEN condos are officially UNDER CONTRACT!

This was one I honestly wasn’t sure how it would play out. The sellers did not want to list the condos publicly, and they knew they wanted one buyer who could purchase their portfolio & step into their roles within the HOA.

They purchased their first condo in 2001 and continued adding units over the years. Along the way, they stepped up, earned their CAM license, and became the power couple behind the HOA and property maintenance for decades. Now, they are ready to close that chapter and sell.

I was able to bring in an investor who made a strong cash offer and put the right team in place to make sure the management and HOA transition could happen as smoothly as possible.

Something I truly love about real estate is being able to bring together the right combination of people to make transactions like this become a reality.
