If you’re one of those that is waiting for the market to level off, think again. Buying a property at a higher price is better than buying a property at a lower price. Let me explain.. If there is increased inventory in the market and mortgage rates climb, we would see home prices come down. Neither of which we are currently seeing happen.
If you bought a home at the higher price today for 350k at 2.5% interest on 30yr Mtg., you’d pay 147k interest over 30 years. That house ends up costing $497k. Now, Let’s say the market comes down 10%. The home is now 315k but interest is 5.5%. That’s now 328k in interest over 30 years. All in the home is 643k! Furthermore, even if rates only go up 1% to 3.5%, that’s approximately 50k more in interest you’d pay over the life of the loan. So if you’re a seller waiting for the market to level off for a re-purchase, it makes sense for you too, to maximize your sale profits and re-purchase in this market as well.

This is a great read for the Emerald Coast enthusiast! It's remarkable how much growth we've seen over the years in the 850 but this is a true to life glimpse into the way it was only a short time ago. I often find myself thinking about how short of a time we have occupied this area wishing I could go back in time only a hundred years or so to experience it mostly as raw land, no jet skis or pontoon boats. Our son had a homework project to build a treehouse with at least 2 moving parts and he did a fabulous job!
