Condo Ownership in Florida Is Changing

Over the past few years, I’ve noticed a shift in how buyers evaluate condominium properties.
It used to be that people focused mostly on the obvious things — view, amenities, price per square foot.

Those things still matter, of course. But today, serious buyers are asking a different set of questions.

They want to understand:

• How well reserves are funded
• Whether the association has completed structural inspections
• What insurance costs look like going forward
• Whether large capital projects are already planned

In other words, the conversation has shifted from “How nice is the property?” to “How healthy is the association?”

That’s not a bad thing. In many ways it’s making condominium ownership stronger and more transparent.

But it does mean that financial literacy around associations is becoming more important for both buyers and sellers.

Anyone considering a condo purchase today would be wise to spend as much time reviewing the association documents as they do touring the unit.

3 Things That Actually Impact Condo Value (Beyond Price Per Square Foot)

When people look at condos, the conversation usually starts with view, layout, and amenities.

That’s fine — but that’s not what sophisticated buyers are studying.

What I consistently see impacting negotiations and final sale price are these three items:

1. Reserve Funding
Is the association funding reserves appropriately, or is future catch-up likely? Buyers (and lenders) are much more aware of this than they were a few years ago.

2. Insurance Structure
Premium increases and deductibles have changed the landscape. Understanding how insurance affects operating costs matters more now than ever.

3. Special Assessments (Past or Pending)
Even if one has already been paid, it influences buyer perception and negotiation leverage.

Condo valuation today is tied directly to association financial health. Ignoring that reality is a mistake.
