Recently we rolled out our new management software, Buildium and there have been many questions regarding the payment system inside the portal.

Here is a breakdown of fees based off paying directly through BB&T or paying through your Buildium Resident Portal:

The BB&T one time payment convenience fee is $4.95 and a 2.95% fee for credit cards.

Buildium charges $2.00 for online payments made with debit cards or eChecks and a 2.95% fee credit card payments.


BB&T One-Time Card Payment Instructions (pulled from BB&T payment portal)
• The table below reflects the payment information for your
property.
• Once submitted, payments are not revocable and are
processed the next business day. A “business day” is every
day, except Saturdays, Sundays, and bank and/or federal
holidays.
• Please check the "Pay" box to select each payment you would
like to make. Example: 'Maintenance' and 'Special
Assessment'.
• Enter the amount you would like to pay in the Pay Amount
field for those you have checked to pay. You can pay any
amount up to the maximum allowed per transaction.
• If you are paying for several properties, you must complete a
separate card transaction for each property using the
information from the separate coupon.
• For payments that appear as Not Eligible in the Check to Pay
box - please contact your management company or
association for payment options.
• All debit cards issued by a U.S. financial institution will incur a
flat $4.95 convenience fee.
• All credit cards will incur a convenience fee of 2.95% of the
payment transaction amount.
• The convenience fee incurred on debit cards issued by a non-
U.S. financial institution varies.
• The convenience fee will be disclosed after card information is
entered and before payment is submitted.

It has come to the attention of management that there is an emergency water pipe repair currently being worked on at Apple Orchard and Candy Apple Lanes. The repairs and service interruptions may go on throughout the weekend until the repairs are completed.

A crew has been assigned to repair a water main break or leak in your area. Once Miss Utility has marked all underground lines, WSSC Water will begin repairs, which typically take 4-6 hours. You could experience low water pressure or no water service during repairs. We apologize for the inconvenience.

IMPORTANT NOTICE REGARDING CONDOMINIUM MASTER POLICY DEDUCTIBLES

The Maryland General Assembly enacted new legislation relating to Unit Owner Deductible Responsibility.

Effective October 1, 2020 this new legislation will increase the maximum amount an association can assess a Unit Owner for damages originating in their unit from $5,000 to $10,000. The maximum limit is the lessor of the association’s master insurance deductible, or $10,000.

How will this affect you?????

1. If damages arise from your unit and a claim is filed against the master policy, the association will assess your condo account for the FULL amount of the deductible which is now $10,000.

What can you do to avoid this assessment?

1. Conduct regularly scheduled maintenance of your home, to include plumbing, HVAC, gutters and drains. This will decrease the amount of floods and malfunctions you experience in your home.
2. Make sure you have adequate insurance coverage on your home. Do not let your coverage lapse.
