These battles over water rights will not get better over time; they will get more heated. And while this article is explicitly about AZ, it’s also implicitly about where current AZ residents move to when the water does, in fact, dry up (which it will).

In the next decade the Midwest likely gains tens of thousands of new residents moving here not just from coastal states but from states hit by negative ecological conditions.

On the one hand, that keep the real estate (RE) market humming with buyers. On the other hand…where do the buyers go? How many more new builds will need to be created in order to accommodate this influx?

Or maybe even worse: what happens when new build construction can’t match the number of available buyers?

The better question is this: how long will this “sellers market” continue? And further: what conditions, thousands of miles away, may contribute to perpetuating this market?

A community near Scottsdale, Arizona, is running out of water. Amid the finger-pointing, the real question is: how many developments will be next?

Buying a lake home has been on my mind recently, and this article does a good job of breaking down the pros and cons of such a purchase.

The Pros: 1. scarcity of property (often) makes for a good investment, 2. a (usually) gorgeous view, and 3. access to water sports (depending on the type of lake you're on).

The Cons: 1. You'll have additional expenses, especially if it's your second home, as well as 2. Extra insurance costs, especially if your home is in a flood zone.

An additional cost not mentioned in the article? The fact that higher interest rates often make buyers a bit more wary of purchasing a home (in general), and a 2nd home or lake home especially.

Another additional con: how the home is built. Some lake homes are site-built, while others are manufactured--and financing a manufactured home can often be highly problematic.

If you take a look at Figure 1, it would sure seem like NW IN wouldn't be affected too much. We're at "Low" risk, meaning we should have significant operating reserves so that a blackout would be highly unlikely.

Then again, Figure 2 paints a slightly different picture, indicating that there's a 35-40% change NW IN experiences higher than average summer temperatures.

Put those two together and you reach a not-quite reassuring conclusion: though there's a good chance we'll hit hotter temperatures than we're used to, we shouldn't be at risk of power blackouts.

Probably.

Look, it's hot in Fort Wayne. We're currently sitting on a Heat Advisory (yellow), and there seems to be no doubt we're in for another hot, probably humid summer. The A/C is going to be running hard and heavy for most of us.

So, a few reminders:

1. If you're shopping for a new home, take a look at the windows, check the furnace, and try to determine how energy-efficient your potential new home might be. I have a feeling energy bills are going to go up in the near future, if they haven't already.

2. Not everyone has the benefit of having A/C in their home. Check on those who do not; make sure they're staying as cool as possible.

3. This concern also extends to pets. Don't keep them outside for hours on end. Make sure they have plenty of water.
