Indiana Veterans: Friendly reminder.

In just a couple weeks, applications open for Indiana's new veteran property tax credit and exemption program.

One of the biggest things veterans need to know: current benefits do not automatically carry over. If you're eligible, you'll need to submit a new application through your County Auditor's office.

• Application window opens July 1

• New application required

• Credits available for qualifying disabled veterans

• Up to a 100% property tax exemption for qualifying veterans rated 100% disabled or IU

As a fellow disabled veteran, I wanted to make sure this stays on everyone's radar before the application period opens. Too many veterans miss out on benefits simply because they didn't know the rules changed.

If you live in Fort Wayne, these are the housing numbers I'm paying attention to this week.

🏡 93 New Listings (⬇️ 12.3%) 🏡 109 Homes Sold (⬆️ 9.0%) 🏡 103 Price Changes (⬆️ 30.4%) 🏡 21 Back on Market (⬆️ 50.0%) 🏡 121 Pending Sales (⬆️ 30.1%) 🏡 677 Total Inventory (⬆️ 8.1%)

🚨 Market Signal 🚨

Inventory continues to climb, but buyers haven't gone anywhere.

Pending sales are up 30%. Closed sales are up 9%.

Translation? Buyers still want houses. They just have more choices than they did a few months ago.

You've got options. That's great.

But don't mistake more inventory for a slow market. The good homes are still moving quickly and competition is alive and well.

Inventory is up, which means buyers can be picky.

The homes winning right now are the ones priced correctly and presented well from day one. The ones chasing the market are showing up in those price change numbers.

One of the biggest mistakes buyers make is assuming the sticker price tells the whole story.

That's like shopping for a truck based solely on the monthly gas bill.

The price of the house matters, but it's only one piece of the puzzle.

Interest rates, property taxes, homeowners insurance, down payment options, and loan programs all play a role in what you'll actually pay each month. That's why two homes with the same price tag can have very different monthly payments.

I've had buyers tell me, "That house is way out of my budget," only to discover it wasn't. I've also had buyers fall in love with a house online only to find out the monthly payment had some very ambitious plans of its own.

The good news is there are often more options available than people realize.

MANDATORY MARKET MONDAY | FORT WAYNE

If you've been wondering whether the Fort Wayne market is slowing down heading into summer, these numbers tell a different story.

Compared to just one month ago:

🏡 New listings jumped from 77 to 120 (+56%) 🏡 Homes sold increased from 69 to 128 (+86%) 🏡 Total inventory grew from 598 to 675 homes (+13%) 🏡 Price changes increased from 72 to 88

So what's the takeaway?

Buyers finally have something they haven't had much of the last few years: options.

Inventory is climbing across every major school district, which means less pressure to make a decision in 15 minutes and more opportunities to find the right house.

But don't mistake more inventory for a slow market.

Homes sold are up 86%.

That's a huge jump.

The buyers who are serious are still making moves, and the homes that are priced correctly and show well are still getting snapped up.

For sellers, this is where strategy matters.

You have more competition today than you did a month ago. Buyers have choices. The days of simply putting a sign in the yard and hoping for the best are gone.

The homes that stand out are the homes that sell.

NACS: 166 → 178 homes available

FWCS: 322 → 362 homes available

EACS: 130 → 157 homes available

SACS: 127 → 138 homes available

The biggest thing I'm watching right now?

Inventory is growing, but buyer activity is keeping pace.

That's a healthy market.

Not a buyer's market. Not a seller's market.

Just a market that rewards preparation and good decisions.

MONDAY MARKET UPDATE… on a Tuesday 🇺🇸

Out of respect for Memorial Day and those who made the ultimate sacrifice for this country, we pushed this week’s market update back a day.

Now let’s talk about what the Fort Wayne market actually did this week.

📊 THIS WEEK VS 30 DAYS AGO:

90 NEW LISTINGS ⬆️ 23.3%
100 HOMES SOLD ⬆️ 7.5%
65 PRICE CHANGES ⬇️ 27.0%
11 BACK ON MARKET ⬇️ 31.3%
96 PENDING ⬇️ 24.4%
634 TOTAL INVENTORY ⬆️ 8.4%

🚨 HERE’S WHAT ACTUALLY MATTERS 🚨

Inventory continues climbing, which finally gives buyers a little more breathing room than we’ve seen recently.

But at the same time…

Price reductions are down.
Back on market is down.
And closed sales are still strong.

That tells me buyers are making cleaner decisions and the good homes are still moving.

📌 BUYERS
You’ve got more options than you did a month ago, which is healthy.

But this still isn’t a market where you can sleep on the right house for a week and expect it to still be there.

The prepared buyers are still winning.

📌 SELLERS
This market is rewarding preparation and pricing strategy.

The homes that show well and hit the market correctly are still getting strong attention.

The ones chasing the market later?
Those are the homes seeing the reductions.

📈 WHAT I’M WATCHING

This feels more balanced than chaotic right now.

More inventory.
Steady closings.
Less fallout.

Honestly, that’s a healthier market than what we’ve seen the last few years.

🏡 SACS: 17 new | 14 sold | 19 pending | 134 inventory

FWCS continues leading the county in overall movement, while NACS remains one of the tighter and more competitive areas.

“What if I buy… and home prices go down?”

But what if the sky falls Chicken Little?

That’s one of the biggest concerns buyers have right now — especially with how dramatic the internet likes to make everything sound.

But when you zoom out and look at the bigger picture, history tells a very different story.

Over the last several decades, home prices have consistently trended upward over time. Have there been dips? Absolutely. But historically, they’ve been temporary compared to the long-term growth of home values.

If buyers waited for the “perfect” market conditions every time, most people would still be living with their parents arguing about interest rates at Thanksgiving. 😅

Real estate has always rewarded people who think long term. The buyers who usually win are the ones focused on where they’ll be in 5-10 years — not what one headline said this morning.

The goal isn’t timing the market perfectly.
The goal is buying the right house, at the right payment, for your life and your goals. 📈

And for what it’s worth… people have been saying “now’s a terrible time to buy” for decades. Meanwhile, homeowners kept building equity anyway.
