MARKET MONDAY | FORT WAYNE

The Fort Wayne market is sending us two different signals this week. Homes are still closing, but fewer buyers are putting new homes under contract.

Here’s how we compare to about 30 days ago.

110 New Listings | No Change
117 Homes Sold | Up 7.3%
115 Price Changes | Down 11.5%
9 Back on Market | Down 62.5%
84 Pending Sales | Down 18.4%
814 Homes Available | Up 4.8%

MARKET SIGNAL
117 homes closed this week, up more than 7% from a month ago.

But here’s what actually matters.
Pending sales are down more than 18% while inventory has climbed to 814 homes.
Closings tell us what buyers were doing weeks ago. Pendings give us a better look at what buyers are doing right now.
And right now, buyers are slowing down.

BUYERS
More inventory and fewer new contracts means you have something buyers haven't had much of in recent years. Options.

You can be more selective, compare homes, and potentially negotiate on price or terms. The good houses still know they’re good houses, but you have more room to breathe.

SELLERS
117 closings tells us buyers haven't disappeared.
But with 814 homes available and fewer buyers going under contract, you have more competition for their attention.

Pricing, presentation, and marketing matter. You want to give buyers a reason to choose your house.

SCHOOL DISTRICT SNAPSHOT
NWA: 21 new | 18 sold | 11 pending | 184 inventory
SWA: 16 new | 24 sold | 13 pending | 178 inventory
EAC: 23 new | 14 sold | 9 pending | 148 inventory
FWC: 68 new | 49 sold | 51 pending | 462 inventory
SWA had a strong week with 24 closings against 16 new listings, while FWC continues to lead overall activity.

The biggest takeaway?

The market is still moving, but buyers have more leverage than they did earlier this year. Sellers can absolutely still get results, but strategy matters.

Today I got to walk TND Homes' new model home in The Villages of Arneo and, naturally, take my artsy fartsy construction pictures.

There’s just something about this stage of a build that I love. The repetition, symmetry, exposed structure, and seeing how everything actually goes together before it all gets covered up.

I also got my first up-close look at the Superior Walls foundation system. It’s one thing to know how a product works, but another to actually see the details, connections, and construction firsthand.

When finished, this will be a roughly 4,500 sq. ft. model home. There’s a lot of house left to build, and I’m looking forward to watching this one evolve from exposed framing into the finished product.

Because the finished house is great, but this is the part where you get to see how the house becomes THE HOUSE.

For those of you who know me know me, you know I geek out over building science.

I’ve worked my way through just about all the free education I could get my hands on, including 's Building Science 101, 201, 301, and 401. Over the last year, I decided I wanted to take that interest a step further and add another professional credential alongside my National Association of REALTORS® GREEN designation.

Today, I officially earned my Building Science Principles Certificate of Knowledge from the Building Performance Institute, Inc. (BPI).

A lot of the fundamentals reinforced things I’ve already learned through construction, real estate, and my own obsession with how homes actually work. But the course also gave me a fresh perspective and went much deeper into areas I hadn’t studied before.

Building science is one of those subjects where the more you learn, the more you realize how interconnected a home really is. Insulation, air sealing, HVAC, moisture, ventilation, comfort, durability, and energy efficiency all affect one another.

For me, this isn’t just another certificate. It’s another tool I can use to better understand homes and better advise my clients.

Now don’t mind me while I go air seal all my ductwork and spend another two hours talking to ChatGPT, taking airflow measurements from every register in my house, and trying to perfectly tune and balance the air conditioning between my three bedrooms.

Because apparently I can’t just learn about building science. I have to immediately start messing with my own house.

133 Homes Sold | Up 19.8%
134 Price Changes | Down 4.3%

755 Homes Available | Up 3.4%

MARKET SIGNAL

The number that jumps out this week is 133 homes sold.

Closings are up nearly 20% while inventory has climbed above 750 homes. That’s an important combination.

Buyers have more choices, but they’re still buying.

BUYERS

This is a much different environment than the market where you had to make a decision before you finished walking through the house.

You have more options and more room to be selective. But the good homes still know they’re good homes. When the right one hits at the right price, it can still move quickly.

SELLERS

More inventory means more competition for buyer attention.

The good news is demand is clearly still there. The challenge is earning that attention.

Pricing correctly, presenting the home well, and having a strong marketing strategy from day one matter more now than they have in years.

More inventory does not automatically mean less demand.

Buyers have choices. Sellers have competition. The people making smart, informed decisions are the ones winning in this market.
