For those of you who know me know me, you know I geek out over building science.

I’ve worked my way through just about all the free education I could get my hands on, including 's Building Science 101, 201, 301, and 401. Over the last year, I decided I wanted to take that interest a step further and add another professional credential alongside my National Association of REALTORS® GREEN designation.

Today, I officially earned my Building Science Principles Certificate of Knowledge from the Building Performance Institute, Inc. (BPI).

A lot of the fundamentals reinforced things I’ve already learned through construction, real estate, and my own obsession with how homes actually work. But the course also gave me a fresh perspective and went much deeper into areas I hadn’t studied before.

Building science is one of those subjects where the more you learn, the more you realize how interconnected a home really is. Insulation, air sealing, HVAC, moisture, ventilation, comfort, durability, and energy efficiency all affect one another.

For me, this isn’t just another certificate. It’s another tool I can use to better understand homes and better advise my clients.

Now don’t mind me while I go air seal all my ductwork and spend another two hours talking to ChatGPT, taking airflow measurements from every register in my house, and trying to perfectly tune and balance the air conditioning between my three bedrooms.

Because apparently I can’t just learn about building science. I have to immediately start messing with my own house.

More inventory. More closings. More choices. This market continues to get interesting.

133 Homes Sold | Up 19.8%

MARKET SIGNAL

The number that jumps out this week is 133 homes sold.

Closings are up nearly 20% while inventory has climbed above 750 homes. That’s an important combination.

Buyers have more choices, but they’re still buying.

BUYERS

This is a much different environment than the market where you had to make a decision before you finished walking through the house.

You have more options and more room to be selective. But the good homes still know they’re good homes. When the right one hits at the right price, it can still move quickly.

SELLERS

More inventory means more competition for buyer attention.

The good news is demand is clearly still there. The challenge is earning that attention.

Pricing correctly, presenting the home well, and having a strong marketing strategy from day one matter more now than they have in years.

Market Signal

The biggest story this week is that inventory is growing without slowing demand.

New listings are up 33% compared to a month ago, giving buyers more opportunities to find the right home. At the same time, pending sales jumped nearly 16%, which tells us buyers are still making moves when homes are priced and presented well.

The 110 price changes are another reminder that today's market is rewarding accurate pricing. Sellers who chase the market are making adjustments, while homes that hit the market at the right price continue to sell.

This isn't a buyer's market or a seller's market. It's becoming a smart market, where preparation and strategy matter more than ever.

The best part of my job isn't putting a sign in the yard or getting to the closing table.

It's hearing clients say they felt confident every step of the way.

Buying or selling a home can feel overwhelming. There are hundreds of little details that most people never see behind the scenes. My goal is to make sure you don't have to. 🚨 Market Signal

The headline this week is simple. 141 homes sold.

That's nearly a 25% jump from a month ago.

We had fewer new listings hit the market, fewer price reductions, and inventory continued to grow. Buyers are still buying. They're just being more selective about which homes they choose.

📌 Buyers

You have more choices than you've had in a while. That's a good thing.

Don't mistake more inventory for an easy market. The homes that are priced well and show well are still moving quickly. Having a plan before you start shopping will put you in a much better position.

The buyers are still here.

With inventory continuing to climb, today's market rewards preparation. Pricing, presentation, and marketing all matter. The homes that hit the market ready to go are still getting the attention.

FWCS continues to lead the county in overall activity. EACS also had a strong week with 22 new listings and 22 homes sold.

The biggest takeaway?

The Fort Wayne market is becoming more balanced. Buyers have more choices. Sellers have more competition. Strategy matters more than ever.
